A Tight Site, A Tighter Timeline

Almond Engineering reached out needing a partner who could move fast without cutting corners. It was a pharmacy site — every day of delay was a day patients couldn’t park, couldn’t get in, couldn’t get what they needed. Gervais Ventures got on site, got to work, and got it done.

The property sits on a quarter-acre lot near a school in downtown Jacksonville, along an active boulevard where neighboring businesses couldn’t afford to lose access during construction. An existing structure had to come down. An adjoining lot had to be brought into the property and unified with it, turning what had been a driveway into the site’s new entrance.

None of it slowed us down.

Hockey has been part of Nik Gervais' life since he was a kid — from playing growing up to still lacing up in a local rec league today.

Before we ever break ground — or even submit a number — we want to know exactly what we're walking into.

Drone footage during the bidding phase gives our team a level of site understanding that a set of drawings can't fully capture. Roof conditions, access constraints, adjacencies, sequencing considerations — details that show up later as problems if you don't look for them early.

This is part of how we build estimates we can stand behind. The goal isn't just to win work. It's to show up prepared.

When you work with Gervais, the team that helps you plan the project is the team that builds it. You’re working directly with the owner overseeing your project — not a project manager who inherited a file.

That continuity changes how preconstruction works in practice. When the people planning the job are also accountable for executing it, decisions get made with construction in mind from day one. Procurement gets tied to the actual schedule. Trade coordination happens before crews are on site. Details that would typically surface as field problems get resolved on paper first.

The project doesn’t have to stop and recalibrate once construction starts, because that work has already been done.
