THE HOME SOLD THE FIRST DAY. UNFORTUNATELY, THAT WASN’T THE END OF THE STORY.
We first met this family years ago through remodeling, and over time we had the opportunity to help them improve more than one home.
Their current Chesterton home came out beautifully. The lighting, fireplace and TV build-out, ceiling fan, and finish work completely changed the room, and when they recently decided to sell, the home went pending on the very first day.
That sounds like the perfect ending.
Then the buyer’s home inspection came back.
Because a pre-listing inspection had not been completed before the home went on the market, the sellers are now under contract, repair requests are on the table, deadlines are running, and everybody is trying to get the right work completed quickly enough to keep the transaction moving.
That is exactly why America’s Real Estate Experts believes the most important work often happens before Day 1.
Every home has three numbers: what it could realistically sell for AS-IS on the MLS, what it could sell for if you FIX FIRST, and what it could potentially be worth FULLY REMODELED.
Qualified sellers can also receive a third-party pre-listing home inspection at our expense so potential problems can be identified while the homeowner still controls the timeline and the decisions.
When approved repairs make financial sense, qualified sellers may also have options that allow the work to be completed upfront and paid for when the home closes.
Selling a home will always come with moving parts, but discovering major questions after you are already under contract can make an already emotional process much harder than it needs to be.
Do the homework before the sign goes in the yard.
