Home Warranty 101

A Home Warranty will repair or replace the mechanical working parts of systems and appliances that stop working on their own due to normal wear and tear......

-Repair will always be first.
-Replacement will always be like for like .
-If the broken item doesn't affect the way the covered item works, it's probably not covered...
- no gimmicks, no blue light specials. Easy to read and understand coverage
- if it's covered, it's covered. If not we'll explain why.
- I can't "make" something covered. I can sometimes help above and beyond.
- when in doubt, please check it out. AC, plumbing, electrical...
** a Home Warranty will help OFFSET the cost of major repairs / replacements for the homeowner.

Today's question-- while of course I have a home warranty covering my property, why do I have an AC tech coming to clean and service the unit?

Ok, one more time. Lol.
SELLERS COVERAGE... To offer peace of mind, to protect the listing while it's on the market and help offset the cost of repairs should any covered systems or appliances stop working on their own, due to normal wear and tear.
NOT to fix issues that were already there (pre existing).. Not to renovate the home or bring it up to code.. Not to provide any type of maintenance, or replace items that are old and "will die soon"..

SELLERS coverage- huge value and a true lifesaver when used correctly. Aggravating, confusing and a horrible mess if NOT understood or used as intended...

SELLERS COVERAGE-- Providing peace of mind for the seller, covering the listing while it's on the market...

1. Will fix things that are not working properly?
2. Will bring things up to code?
3. Will fix things that show up on the Inspection Report?
4. Will fix things that stop working on their own due to normal wear and tear?

Might be a prize for the correct answer.

The General Home Inspection was done and all was fine.. Sellers moved out of state and the house sat vacant for 3 weeks, utilities off. Buyers close, turn utilities on and start moving in.. First time they load the dishwasher and run it, it doesn't work...

General Home Inspection makes NO mention of the condition of the AC (deficient box is NOT checked)..

After closing Buyer calls in for service, AC is not working properly.

Tech reports that coils are clogged and dirty and has numerous leaks.

Covered / Not covered?
