In the 237 days of 2026 Eva and I have sold 31 homes; that’s about once a week when one of our buyers or sellers closes on their home. To say there are headwinds in real estate would be so very kind. It’s more like a tornado of variables. And yet, the average home value in the Portland Metro area has increased by 1.7% in the last 12 months. This market is finicky, straightforward, confusing, predictable, tricky, transparent…pick a day…pick a new description…any description might apply to a different location or price point. If you are considering buying or selling a home, use an agent who is actively searching, touring, inspecting, writing offers, negotiating repairs, navigating fluctuations in interest rates, anticipating appraisal issues, and familiar with the roller coaster of consumer opinions and emotions. Yes, Eva and I are busy, but we are never too busy to help you, your colleague, family member or friend. If you have the ability to make a large principal payment and want to lower your monthly mortgage payment, recasting may be worth asking your lender about. A recast allows some homeowners to keep their existing loan and interest rate while the lender recalculates the payment based on the lower loan balance. This can be appealing if your current rate is lower than today's rates. However, recasting is typically only available on conventional, conforming loans, and FHA, VA, and USDA loans are generally not eligible. Refinancing is different because it replaces your current loan with a new one.
