Roof of the Week: Post Falls: Malarkey Vista Shingle Roof in Black Oak

This roof shows the kind of problems that are easy to miss from the ground and expensive to find out about in January:

• **Missing shingle tabs.** Bottom right, you can see where wind has torn tabs off and left the sealant strip exposed. That's an open door for wind-driven snow and rain.
• **Moss and lichen in the keyways.** Moss holds moisture against the shingle. When it freezes and thaws over and over, it lifts the shingle and breaks down the granules.
• **Pine needles piling up.** They trap water, feed moss, and clog gutters right before ice dam season.
• **Rust on the vent pipe.** A small spot now, but flashing and pe*******ons are where most leaks start.

None of these will fix themselves under two feet of snow. A few weeks of repair work now can save a ceiling, insulation, and decking later.

Are your shingle lines straight, or do they wander?

On this roof, the rows drift and dip instead of running in clean, even lines.

Crooked courses usually point to one of two things: the shingles weren't laid out properly during install, or the deck underneath is starting to sag or shift.

Either way, it's worth a closer look.

Once we got up on the roof, we found more:

• Cracks and splits running through the shingle tabs
• Edges starting to lift and curl
• Debris packing into the keyways, holding moisture against the roof
• Worn granules leaving the asphalt exposed to sun and weather

Make sure your roofer is qualified.

We were up on an older shingle roof in Osburn, Idaho, this week.

It definitely needs to be replaced, but when we looked closer at the shingles we found something else.

The nails were placed several inches above the nail zone.

Every shingle has a marked nail line.

Nails placed there go through two layers: the shingle you're installing and the top edge of the one underneath it.

Nail too high and you miss that overlap, which can lead to:

• Shingles lifting and blowing off in wind storms
• Shingles slipping out of place over time
• Water getting under the shingles and into the deck
• A voided manufacturer warranty, since the shingles weren't installed to spec

The hard part is that you can't see any of this from the ground.

It usually shows up years later as a leak or a blow-off, long after the installer is gone.

A manufacturer warranty doesn't cover installation mistakes. That's on the contractor.

So before you sign, ask how they nail, who checks the work, and what happens if something goes wrong.

This 3-tab roof is past the point of patching.

You can see moss growing across the shingles, worn and mismatched tabs, and patched spots where shingles have already let go.

And that's only the top layer.

When we inspected it, we found **3 layers of asphalt shingles (possibly 4) sitting on top of an old wood shake roof**, all nailed over skip sheeting.

A repair on a roof like this just adds more weight to a system that's already worn out.

Here's what replacing it means:
✔️ Tearing off every layer, all the way down to the rafters
✔️ Putting new 7/16" OSB decking over the whole roof
✔️ Ice & water shield at the eaves, in the valleys, and around every pe*******on

Seeing little black spots on the underside of your roof deck? 👀

Those are called "cat's eyes" — and they're an early warning sign.

Rustin was up in Athol this week inspecting an attic and found a bunch of them right where the roofing nails come through. Here's what's happening: water is getting past the shingles and following the fasteners (nails, staples, sometimes screws) down into the wood. Each time it does, it leaves a small dark ring around the nail.

It's a minor leak today. Left alone, it turns into rotted decking, mold, and a much bigger bill.

Next time you're in the attic, grab a flashlight and look up. If you see dark spots around the nails, it's time to get your roof checked.
