Here's exactly what I'm doing when I'm up on your roof, so you know what you're paying nothing for.

Valleys first β€” that's where the most water moves. Then every pe*******on: vents, pipe boots, the chimney, anywhere the roof meets a wall, checking the flashing at all of it. Then granule loss and any lifted or bruised shingle from hail. Then I walk it and feel for soft spots, because a spongy deck means water's already been somewhere you can't see. Last stop is your attic, looking up β€” daylight, stains, and whether the thing can breathe.

There are two warranties on your roof, and almost nobody explains the difference until something leaks.

The manufacturer's warranty covers the shingle itself β€” a defect in the material. That's rare. The workmanship warranty covers the install, and that's where nearly every leak I get called out for actually comes from: flashing set wrong, nails driven high or overdriven, a valley cut sloppy.

So when a bid says "50-year warranty," ask the second question β€” how many years on the workmanship, and who's still around to honor it?

When your street fills up with trucks you've never seen before, slow down.

After a big hail day, out-of-town crews work Grayson County hard. Some of them are fine. Some will be three states away by the time your roof starts leaking, and the warranty they handed you goes with them.

A hot attic is quietly shortening your roof β€” and running your electric bill up while it does it.

When there isn't enough ventilation up top, summer heat gets trapped and bakes the underside of your decking and shingles all day. It cooks them from below, cracks them years early, and pushes your AC to run twice as hard just to keep the house livable.

If your roof ever leaks, I'd bet money on where: the flashing. The chimney, the skylight, where a wall meets the roof, around every vent.

The shingles almost never fail first β€” the metal seal at those joints does. A crew in a hurry runs a bead of caulk and calls it done. Caulk dries out and cracks in a couple Texas summers, and then the water's inside your house.

We hand-form and seat the flashing so the roof actually sheds water at the joints, not just the flat parts. That's a big piece of what separates a 15-year roof from a 40-year one.

Half the roof leaks I get called out for in Denison and Pottsboro aren't the roof at all β€” they're the gutters.

When they clog or pull loose, water backs up under the shingle edge and rots the fascia and decking from the side nobody ever looks at. You don't catch it until the soffit's soft or there's a stain on the porch ceiling.

Clean them out, make sure they're pitched right, and check that the downspouts carry water away from the house instead of straight down the foundation.

Somebody will offer to lay a new roof right on top of your old one. It's faster and it's cheaper, and that's the whole pitch.

Here's what it costs you: nobody ever sees your decking. Soft spots, old leaks, rot around a vent β€” it all stays hidden under two layers now instead of one. The extra weight sits on your rafters for the next twenty years. And the new shingles telegraph every ripple underneath.

People ask what a roof replacement day actually looks like. Here it is, start to finish:

We show up early while it's still cool. Tarps go down over the landscaping and the AC unit. Tear-off comes first β€” all the way to the deck, so we can see what we're working with instead of guessing. Anything rotten gets replaced right then, and we show you the photo before we cover it up.

Then it goes back together, and the last thing we do is run a magnet over your whole yard and driveway for nails. Twice.
