Whatchu Wanna Know? Wednesday...

cleaning edition🧽🪣

One of the most common questions I see in mom groups:
"hey moms! what do you use to clean your hardwood floors?!"

and the responses, which make me want to screammmmm are almost always...
*vinegar and water or murphy's oil 😫

So Gen, what SHOULD we be using to clean our floors?!
Great question. I'd love to tell you.

The safest and most effective products are those specifically designed for modern hardwood floor finishes.
1. pH neutral, water-based cleaners.
2. a microfiber pad
3. a soft-bristle broom
(we highly recommend Bona Hardwood Floor Cleaner - google it)

Ok, but why are the other products soooo bad for my floor?!
Another great question. I'd love to tell you.
1. Vinegar and Water: Vinegar is acidic and can break down the floor's finish over time. That shiny floor you want? consider it dull.
2. Oil/Wax Soaps/Cleaners (aka Murphy's Oil): These products leave a residue that builds up, attracts dirt, and can create a hazy film that is difficult to remove. You'll be calling us to refinish in no time and it makes our job MUCH harder.
3. Ammonia or Harsh Degreasers (like Mr. Clean): WAY too rough and will strip the finish.
4. Steam Cleaners: The combination of high heat and excessive moisture can cause the wood to swell, cup, and delaminate. Just don't.

And there you have it. Another successful Whatchu Wanna Know? Wednesday!

So today, we will do a "Let's Talk About it" Thursday!

Today's topic... polyurethane.

Which is better....oil-based? or water-based? 🧐

GREAT question. Let me tell you.

Oil-based polyurethane, at one point in time, was the bees knees. It was considered the superior product.
Then, companies like Bona started making water-based polyurethanes with 2 part components that changed the game. These water-based polyurethanes now come with an added hardener that completely surpasses the oil-based durability.

Don't get me wrong, oil-based poly is still great and affordable!
But, let me break it down for ya...

Oil-based poly:
*dries is approximately 8 hours, typically 1 coat per day
*strong scent
*ambers (yellows) over time, which is why sometimes you'll see floors that are orange. think red oak + yellowing poly = orange floors after X amount of years
*affordable and cost effective

Water-based poly (I'm specifically referencing Bona Traffic HD, which is what we utilize):
*dries in approximately 3-4 hours, typically can do 2 coats per day
*no odor
*dries clear
*Greenguard certified - which means eco-friendly, kid-friendly, pet-friendly
*slightly more expensive, but worth it for all of the above

Soooooo what does this mean?
It means, DO WHAT FEELS GOOD FOR YOU, YOUR HOME, AND YOUR WALLET.

On this episode of "Whatchu Wanna Know Wednesday"...

We are talking about types of hardwood flooring!
8/10 times when talking to customers about flooring, we get a lot of confused faces when we ask "what kind of floor are you looking for?" But, no fear, I'm here to explain =) (It's me, Gen)

There are two main types of hardwood flooring
1. solid hardwood
2. engineered hardwood

Solid hardwood is a single, solid piece of wood (typically ¾” thick). It’s durable, lasts a lifetime, must be sanded/sealed with poly, and can be resanded multiple times if you change your mind about what color you’d like or if those dang kids and pets damage it. It also must be installed above grade.

Engineered hardwood is constructed of layers (veneers) of wood stacked in a cross-grain configuration, topped with a real hardwood veneer. Engineered hardwood is typically more stable than solid hardwood and can be installed anywhere in the home.

Did I confuse you yet? Hope not because here’s the fun part:

Engineered hardwood comes in 2 types...unfinished and prefinished.
Unfinished engineered hardwood needs to be stained and sealed on-site.
Prefinished engineered hardwood comes already sanded and sealed.

And yet ANOTHER fun fact – sometimes, depending on the thickness of the top veneer, engineered flooring can be resanded. Not always, but sometimes!

About a year ago, we had a customer who had extensive water damage due to a leaky dishwasher. We ripped it all up and reinstalled an absolutely gorgeous 4” maple floor. Fast forward and the dishwasher leaked again…worse this time. The floor gapped so bad, there was no salvaging it. Heartbreaking, but thankful the homeowner had insurance!

So, we decided to go another route. 4” white oak rift and quartered with seal and Bona Traffic HD.

This one is a chef’s kiss for the books!

I have learned many, many lessons over the years. One of them being that there are certain things you just don't skimp on....
-toilet paper 🚽
-garbage bags 🗑️
-sunscreen ☀️
-mattresses 🛌
-flooring 🪵

I know, I know....I might be a little biased 😜
But, I promise it's true...just hear me out.

I won't go into too much detail....but these pictures are EXACTLY why you
1. don't hire a friend of a friend of a friend who knows a guy who worked with his uncle for a few years 🧔‍♂️
2. don't watch YouTube videos and rent machinery from Home Depot because "it can't be that hard" 🙄🤦‍♀️
3. hire a company without multiple references and without full insurance coverage 🧾
(to be clear, the homeowner didn't do these things, their contractor did)

Flooring is expensive...we get it!
But paying that little extra for companies like Elite Flooring who
-have full insurance coverage (which, fun fact, most companies don't have because it isn't required for residential flooring) 📑
-use quality materials 💪🏻
-come with a multitude of happy customer references 🫂..it matters!

And, you know what's even more expensive? ..having the job done twice 💰💰

These floors were absolutely horrendous. It was literally still sticky longgggg after the job was done. Carpet embedded into the finish. Whoever did this definitely read "Hardwood Flooring for Dummies" the night before they did the job 🤓

Anywho, the happy ending is that these customers can FINALLY enjoy their home and that's what matters most. They are happy, so we are happy 🥰
