Warmer ambient temperatures reduce the thermal stress that masks minor leaks during cold months, and a unit that's been working harder than it should becomes easier to identify when the surrounding area stays dry.

Rust or mineral staining on the floor beneath the unit, soft or discolored drywall on surrounding walls, and corrosion around pipe connections at the top are all worth checking now. A water heater over ten years old showing any of these signs is approaching the end of its reliable lifespan, and addressing it before it fails is significantly less disruptive than managing the water damage after it does.

June 14th is a day to remember what the flag actually represents, not just as a symbol, but as the result of sacrifice, of people who gave everything so the generations after them could have something worth protecting.

Locks get checked every time. The sump pump gets checked almost never, and it's the one that causes the kind of damage that shows up on an insurance claim.

By the time anyone notices, a unit that fails during a summer storm while the house is unoccupied for two weeks could result in significant flooding, structural damage, and mold removal. The window of opportunity to take early action has already closed by then.

Over more than 30 years working in people's homes, we've built a network of manufacturers, craftsmen, and suppliers we trust enough to put our name on.

🌧️ June water damage in this region rarely starts with a dramatic storm. It comes from the combination of heavy rain, saturated soil, and drainage systems that weren't checked before summer started.

Basement water intrusion, failed sump pumps during overnight storms, and water backing up through floor drains are the most consistent calls we receive in June. The homes that see the most damage usually have grading that directs water toward the foundation rather than away from it, a problem that goes unnoticed until the ground can't absorb any more.

Checking your grading, gutters, and sump pump now costs far less than what happens when one of them fails.

Unsecured furniture, decorative planters, freestanding pergolas, and lightweight sheds can cause significant damage to windows, siding, and vehicles when wind speeds pick up. The damage they cause to a neighbor's property can also create liability situations that many homeowners aren't prepared for.

Before storm season gets underway, it's worth walking your outdoor space with a different eye: what's anchored, what's not, and what would happen to each item in a 60-mile-per-hour gust.

A home that has gone through a fire needs a full assessment before anyone can know the real scope of what has to be addressed. Surfaces that absorbed smoke require specific treatment, structural elements need to be evaluated, and the property has to be secured before any of that work can begin.
