🏡 The homebuyer's electrical checklist (save this before your next showing)
Buying a home in Central Oregon is exciting — but the electrical system is one of the most expensive things to fix after you close, and one of the most overlooked during a walkthrough. Here's what to look at before you sign 👇
⚡ Check the panel brand & age — Panels over 25 years old may struggle with modern demand.
⚡ Look for GFCI outlets near water — Kitchens, bathrooms, garages, laundry rooms, and outdoor outlets should all have GFCI protection (the test/reset buttons). Missing them is a safety red flag.
⚡ Test the outlets & switches — Dead outlets, loose plugs, or warm cover plates can point to deeper wiring problems.
⚡ Watch for flickering or dimming lights — Especially when an appliance kicks on. It can signal an overloaded circuit or a loose connection behind the walls.
⚡ Match the wiring to the home's age — Homes built from the mid-1960s to mid-1970s may have aluminum branch wiring, and older homes often have ungrounded two-prong outlets — both frequently need updating.
⚡ Ask about permits for past work — Any additions, remodels, or panel upgrades should have been permitted and inspected. In Oregon, electrical work on a home that's for sale must be done by a licensed contractor — so unpermitted DIY work is a red flag.
