Storm damage isn’t always obvious from the ground.

Many homeowners expect to see missing shingles or a leak after a storm. In reality, hail and wind damage can be subtle and easy to miss without a closer inspection.

Hail impacts can knock protective granules off a shingle and expose the fiberglass mat beneath. Wind can lift or tear shingles and weaken the seal that protects the roof.

From the ground, a roof can still look perfectly normal even when these types of damage are present.

Because of this, many storm-damaged roofs go unnoticed until problems develop later.

Storm damage doesn’t always cause an immediate leak.

When hail hits a roof, the damage often starts beneath the surface. The impact can fracture the shingle structure and loosen protective granules, even when everything still looks fine from the ground.

Over time, sunlight and weather wear down those exposed areas. Granules continue to shed, the asphalt weakens, and eventually water finds a path inside — sometimes years after the storm.

The problem is that most insurance policies have time limits for reporting damage. By the time a leak becomes obvious, the reporting window may already be closing or expired.

What most homeowners don’t realize about roof insurance:
Same damage. Different policy. Very different cost.

Most people assume their insurance will simply pay for a new roof if there’s storm damage. In reality, many policies change how roofs are covered as they age.

Some policies provide **Replacement Cost Value (RCV)** coverage. That usually means insurance pays for the full replacement, minus your deductible.

Other policies use **Actual Cash Value (ACV)**. This means depreciation is subtracted based on the roof’s age. In many cases, that can leave homeowners paying thousands out of pocket—even when the damage is covered.

There are also policies that switch to ACV automatically after a certain number of years. Many homeowners don’t realize this change has happened until they file a claim.
