Today we're highlighting a different kind of project, this is a commercial foundation repair we handled a while back.
The Owner of this commercial building recognized during a routine inspection that significant corrosion of the base plates of the support posts had occurred. These corroded support posts carry an approximately 20-ton roof structure overhead. Once we were contacted, a structural engineer was employed to develop a shoring and repair plan so new posts could be installed in the place of the existing corroded ones.
The Engineer wanted to double check the foundations these posts were resting on, and it's a good thing we did. We performed surgical excavation around the CMU piers and other underground obstacles including the live gas service to the building. Once excavation was complete, we found the piers were never built correctly from the original build date.
It was determined that the existing CMU columns needed to be removed down to existing footing depth and replaced with new reinforced cast in place concrete piers to hold up the new galvanized steel supports. We had our friends at Ohio supply and tool fabricate the new rebar for the new cages, and ACE Redi-Mix supplied the concrete. Service Iron & Steel Co. fabricated the new support posts and had them galvanized.
Once the new piers were poured, we waterproofed them and backfilled with #57 limestone to grade. We then replaced all of the concrete sidewalks we had to remove and fixed some city sidewalks while we were on site.
This was a complex project that required critical attention to detail, but it was just another day for us. If your commercial building is experiencing a structural issue, give us a call. We handle everything from Engineering, permitting, shoring, construction and restoration of the site.
