This is the Manson–LaMoreaux–Hartman House located right here in Harry Myers Park in Rockwall, TX—a home dating back to around 1850 and considered one of the oldest structures in our city.

🎥 Tunneling vs. Concrete Breakout — What’s the Difference?

When foundation repairs are needed near exterior features like brick entryways, patios, or decorative concrete, homeowners often ask:

“Will this damage my home?”

There are typically two approaches:

🔨 Concrete Breakout
• Saw cut and remove surface concrete
• Direct access to install piers
• Concrete is repaired afterward

This is common and effective — but it does impact the visible surface.

🕳 Tunneling
• Excavation performed beneath the structure
• No disturbance to brick, stone, or finished surfaces above
• Ideal when protecting high-value exterior features

In this case, we chose tunneling to preserve a beautiful brick entryway and prevent unnecessary surface damage.

This home experienced foundation movement that created a visible gap along the expansion joint and cracking in the brick. After installing the proper foundation support, the structure was stabilized and the expansion joint closed as intended.
