Most homeowners think of fall as deck season because the project finishes in time for cooler evenings on a new outdoor space. What they don't always realize is that the planning, permitting, and material ordering for a fall project needs to start in summer, not September.

In Metro Atlanta and North Georgia, a custom deck or screened porch involves a design consultation, material selection, permit application and approval, and then scheduled build time on a crew calendar that fills from both ends of the season. By August, fall slots at a quality contractor are typically committed. By September, most are gone.

Composite decking has become the dominant choice for Metro Atlanta homeowners, and the reasons go well beyond aesthetics. Atlanta's climate is genuinely demanding on outdoor building materials: high summer humidity, UV intensity, occasional freeze-thaw cycles in winter, and the kind of seasonal rainfall that keeps wood in a constant cycle of expansion and contraction. What performs well in a dryer climate isn't necessarily the right choice here.

Pressure-treated wood remains an option, and it has real advantages in certain applications. But composite decking, when selected and installed correctly, offers meaningful long-term benefits in Atlanta's conditions: resistance to moisture-driven warping and cracking, no need for annual sealing or staining, and colorfast performance under direct Georgia sun. Trex composite products, which Builders America works with regularly, are specifically engineered for this kind of climate exposure.

The important qualifier is "installed correctly." Composite decking has specific requirements for substructure spacing, fastener type, and gapping that differ from wood. A deck framed for traditional lumber and then re-decked in composite, or one with improper ventilation underneath, will show problems within a few seasons regardless of the material's quality. One of the most common questions we get when a homeowner starts thinking about adding a sunroom: what's the difference between three-season and four-season, and which one do I actually need?

A three-season sunroom uses screen or lightweight panel systems to enclose the space for spring, summer, and fall use. It's not insulated for temperature control, and it's not meant to replace heated or cooled square footage. For Metro Atlanta, it works extremely well from March through November and is often the right choice for homeowners who want to extend their outdoor living space without the cost of a full addition.

A four-season sunroom is a true addition: fully insulated, connected to your HVAC system, and usable year-round as finished, conditioned living space. Higher cost, but it adds to the home's livable square footage and effectively becomes a room.
