Today I was in Farmington Hills where I was hired to replace a leaking toilet. My customer had noticed a small leak in the basement ceiling directly below the toilet fl**ge and contacted me to remedy the situation. In many cases, it is just a wax seal failure, but not today as this fl**ge needed to be replaced. As the existing drain line was 3-in copper, I had to use a fernco union and a few feet of schedule 40 PVC in addition to a new elbow and fl**ge to complete this repair. I could have reset the existing toilet but my customer wanted to upgrade so I installed a new one that they purchased from Lowe's. As the shut off valve was original to the house, I recommended that we swap it out now, just to be safe. The new toilet is now without leaks and should provide many years of problem free use.

Last week I was hired to install two storm doors in Macomb Township. The customer purchased the doors directly from the Home Depot and had them onsite ready for me to install. The installations went smoothly other than one part was damaged from the manufacturer and will take 4-6 weeks to arrive. I will return to swap out the damaged part once the replacement is in. I typically do not charge for the return visit as long as the customer is willing to wait until I am in the area again to do the extra work.

Earlier this week I was in Gibraltar assisting a regular customer with hanging their new 85" monster flat screen TV including a new dedicated outlet receptacle. As I was there several months back to build a fireplace wall and some minor drywall and electrical work (https://www.facebook.com/share/p/15VMqQFWtX/) , I prewired for the new TV so that I only had to cut a hole for the receptacle and pull the wire from the cavity, which saved them on my labor costs. As this television was so large, my customer assisted me in lifting it into place so that I didn't have to pay an assistant for the day. The installation went smoothly and because of the planning ahead with the wiring, no painting or drywall work was needed.

Today at the Oak Park Remod not much was done. I had to pull off of the project for a few weeks as other contractors had pressing work. I returned today only to discover one cabinet that was misordered, then reordered... 3 weeks later it arrived for me today to discover that the finished stain had a major flaw and the cabinet will have to be reordered again. I did manage to get a little work done and started on the double stack crown molding, but missing trim has delayed that as well. Long story short, mistakes happen and when they do, make the best of it. My customer supplied the cabinets and I understand that this is not their fault. My point to this post is to check special order items as soon as they are delivered, even if nicely packaged and protected as this can save time and headache when your shipment has issues.

I am in the middle of a kitchen remodel for an investor client in Oak Park that I wanted to share. As this is a new client, she is learning more and more about my skill set and what has started out as a new cabinet installation, has now become a full blown project including plumbing, electrical, and HVAC updates, as well as a roof repair, door and flooring installations, and also appliances and new lighting (under cabinet and focused pendant lighting for an island. I will post more about this project as it progresses. I will refer to this here as the Oak Park Remod. Stay tuned...

On a recent visit out in Rochester, I was hired to do a one day ceiling repair, including fresh paint and new insulation, as my customer lost his balance and fell through the drywall while in the attic investigating what he thought was a squirrel. (Please don't do this, call me and I would be happy to help.) Fortunately for him, only his pride was hurt and he was in great spirits as we both had a good chuckle while he explained his ordeal to me in great detail. As I am highly experienced in drywall, I was able to repair the damaged portion of the ceiling, replace the lost insulation, and apply 2 coats of paint in the span of one afternoon. Now no one will ever know about his experience unless he chooses to share. 😉

Last week, I returned to Oak Park to replace the leaking water lines and drain plus install the new single black utility sink from a previous post. The water lines were a mix of galvanized and copper and I chose to use PEX for the repairs as it is not only cost effective, but is easy to work. This repair included updating the hot and cold line isolation valves, laundry tub faucet connections, and the cold water supply for the dryer stream function. To repair the drain, I swapped out the bad cast iron section with new Schedule 40 PVC. Once these repairs were completed, I was able to install the new utility sink and connect the washer and dryer water lines. Everything is now working as it should and my customer loves the new black sink.

Early this week I was in Fenton to repair a video doorbell that was humming at the chime and ringing on its own. My first thought was to check the electrical and transformer for proper voltage and function. As the voltage for the supply was at the proper 120V and the transformer was above the required 16V, I set my focus on the chime itself and found it to be at fault. As this was a wired doorbell, I disconnected the chime and ran the transformer directly to the doorbell to provide constant power. This will allow full function of the doorbell on the app but no notification inside the home for the time being. I recommended that my customer get a wireless chime over the wired mechanical version that he has now as it will require no wiring for the installation (just plug it in and install it on the app), saving him the cost of a return visit from me. I wouldn't mind the work, but I try to save my customers as much money as I can so I can return later for a different project.

While installing the gas dryer in Oak Park, I also installed a new ceiling fan in the 3-season porch and looked at a few plumbing issues with the laundry tub, drain, and washer connections. As there were several issues including leaking shutoffs, leaking p trap, and major drain issues, my customer opted to have me temporarily repair what I could and I will return this Thursday to replace most of the water lines, install a new laundry tub, and repair the main drain line with new PVC piping. Check back soon to see the final outcome!

On a recent visit to Oak Park, I was called out to repair a dryer gas line and complete the rest of the dryer installation. Normally I recommend removing any flexible copper lines, but as my customer had her ceiling blacked out, we opted to repair the flex with a brass coupling and run new flex all the way to the dryer. After that, all that was left to complete the install was to hook up the exhaust vent and plug it in. Unfortunately when I was done, the brand new dryer did not function properly (no heat). I double checked the newly repaired flex line to make sure that gas was flowing, but still no luck. As the dryer is new and under warranty, a service tech will be visiting my customer soon.
