Today I was in Farmington Hills where I was hired to replace a leaking toilet. My customer had noticed a small leak in the basement ceiling directly below the toilet fl**ge and contacted me to remedy the situation. In many cases, it is just a wax seal failure, but not today as this fl**ge needed to be replaced. As the existing drain line was 3-in copper, I had to use a fernco union and a few feet of schedule 40 PVC in addition to a new elbow and fl**ge to complete this repair. I could have reset the existing toilet but my customer wanted to upgrade so I installed a new one that they purchased from Lowe's. As the shut off valve was original to the house, I recommended that we swap it out now, just to be safe. The new toilet is now without leaks and should provide many years of problem free use.
