Ever actually watched your sprinklers run? 🚿

If your heads are spraying the sidewalk instead of your lawn, you're not just wasting water : you're watering concrete and shortchanging the grass that actually needs it.

Mowers, pets, and good old DFW heat can knock heads out of alignment or crack a nozzle without you ever noticing.

The good news? Most issues are simple fixes. Adjusting a head, swapping a cracked nozzle, or tightening a connection takes minutes.

Try this: once a month during watering season, step outside mid-cycle and watch each zone for a minute. Look for:
🚫 Overspray hitting driveways, sidewalks, or siding
💧 Puddles or soggy spots where water pools up
🌫️ Misting instead of a solid spray (often a pressure thing)
🔄 Heads that don't pop up or spray unevenly

And if you have a backflow preventer : that little device near your sprinkler shut-off : give it a quick glance. It's the part that keeps irrigation water from flowing backward into your home's drinking water, so if it's leaking or damaged, it's worth a professional look.

A five-minute walk around the yard is one of the easiest ways to keep your system healthy, your yard happy, and your water going exactly where it belongs.

If you live in Dallas, Texas, and your home was built before 1980, this could be happening underneath your home right now.

This old cast-iron sewer pipe is catastrophically failed and channel-rotted—a common issue we find in older North Texas homes.

Over time, cast-iron pipes can deteriorate from the inside out, causing cracks, leaks, breaks, and potential issues beneath the foundation.

Having a routine hydrostatic test performed every few years on your building sewer system—and keeping an eye out for signs of foundation movement—can be worthwhile. Early detection can help identify a failing sewer system before it becomes a larger and more expensive repair.

After completing the building sewer installation, our system was hydrostatically tested and passed city inspection. We were then able to remove the test from the system and move one step closer to final completion.

Ever notice your tap water looks milky, cloudy, or a little rusty?

Milky water is often caused by tiny air bubbles, especially in cold water. Fill a clear glass and let it sit for a minute. If it clears from the bottom upward, it’s usually no big deal.

Rusty or yellow-orange water can happen when sediment is stirred up in older pipes, after nearby plumbing work, or inside a water heater. If it only affects hot water, the heater may be part of the reason.

A brief change that clears on its own is often harmless. But water that stays discolored, affects several fixtures, or comes with unusual particles or odors is worth investigating.

The simple takeaway: check whether it clears, compare hot and cold water, and notice whether it happens at one faucet or throughout the home. Those details help point to the source.

Ever notice how much planning goes into leaving town, but the plumbing gets overlooked?

A quick pre-trip check can help you leave with fewer things on your mind. Small drips, open washing-machine valves, and an active water heater can continue using water while you’re away.

The good news: this doesn’t have to be complicated. A few simple steps can make your home more travel-ready.

Before leaving your DFW home:

• Check under sinks, around toilets, and near the water heater for drips.
• Shut off the hot and cold supply valves to the washing machine.
• Set the water heater to vacation mode, if available. Otherwise, consider lowering the temperature according to the manufacturer’s instructions.
• For longer trips, locate the home’s main water shut-off valve and consider turning off the water supply.
• Make sure everyone in the household knows where the main shut-off is located.

A few quiet minutes before a late-summer trip can help you return to the same calm, comfortable home you left behind.
