This kitchen is a good example of what we mean when we talk about build quality. Two islands, custom wine storage, real wood beam detail. None of that happens by accident, and it starts long before the cabinets go in. It starts with the lot.

So if you're shopping for land to build on in Central Florida, here are 3 things to know before you buy:

1️⃣ Soil quality and site prep can cost more than the lot itself. A lot that looks like a deal can cost you $30,000 in fill before you ever break ground. Always get a survey and soil test first.
2️⃣ Not all lots are "build-ready." Power, water, sewer (or septic), and impact fees vary dramatically by location, especially in Osceola County. We assist customers with knowing your costs before you commit.
3️⃣ Your builder should see the lot before you buy it. We've helped clients avoid expensive mistakes just by walking a piece of land before they signed. That's a free call, take us up on it.
