YOU JUST DONT OWN A BUSINESS. YOU LIVE IT! Its a part of you. Sitting behind a desk and expecting things to run smoothly just is not a reality! As owners we are involved in every step, from design, option selection, to setting of the foundation and home, to working along side every part of the team and pitching in whatever needs done. I find myself designing a high end home one day, to hauling the dump trailer to the land fill the nexr. As owner I always do the first prelim cleaning of every home..WHY? because its the best way to see everything and make sure nothing is missed or needs attention!! And when time becomes critical, I pitch in where I can, yesterday I spent all day and night installing this backsplash!! Another step closer for our Coalport project finishing and them moving in!! In the end its always a team effort at a Windfall Custom Modular Homes building site and we all help each other, because its the best thing for the customer!

We always recommend our deposited clients to let us evaluate the land before purchased. Land can be One of the most challenging parts of a build. Evaluating the land with us before hand for elevations, utilities, and site conditions can help to ensure your making a good descision. Land is hard to find, so a person first instinct is to jump on it before it sells. But without the proper evaluation from us it could be a expensive mistake. Although we cannot see underground we can identify availble utilities, evaluate wet areas and springs, and help guide you to the best locations for a good perc test if required, and finally establish the best position of your home. One thing we do is we evaluate the land, especially larger tracts for resources the customer may use to help reduce costs. Bigger tracts of land may hold shale/sandstone for driveway base, topsoil for yard. So having us meet with you at your current land or one before you purchase will put you in a much better position to make sure the best descisions are made for final stake out. Here we are using some beautiful topsoil found at the edge of the property, saving the customers thousands for final grade. Another Windfall Advantage!!

Please see attached map to see the areas we will service starting immediatley in 2026 and we will look to expand further in 2027. We have been talking to some local municiapalities and code enforcement officers to learn the differences between building in Pa and New York. We now feel confident we are prepared to build in these areas. We will offer 3 zones to start out in 2026 and will evaluate all builds on a individual basis as we may choose to take on certain builds outside the initial service areas. A LOOK BACK...WE WERE BARDOMINIUM SPECIALISTS BEFORE IT WAS COOL... This build took place in 2022!! A very popular layout and design to this day!! This project had the best of everything! Open concept 3 beds, 3 baths, vaulted ceiling, large hidden pantry and finished basement. We can customize any layout and also do multi level bardos with open to below designs! And best if all our Bardos are stick framed no pole construction!! Call today 2026 books are almost closed and will be starting on 2027 scheduling soon!!

MEMORIAL DAY WEEKEND IS HERE!! Take time to thank all those who serve or have served our great country!! Another couple big steos on our Coalport project!! Front porch is on and weathertight!! We also got the tongue and groove on the vaulted ceiling!! The customers also got their quartz and sinks picked out for their cabinets!! Winding down over the few weeks and looking to hand this over and get moved over to our dubois project!!

SATURDAY ROUNDS...Checked final grading on our greendale project, typcially weather allows us to do final grade earlier, but this spring just was to wet!! This is when the customer has to be patient because the dryer the dirt pile and ground the better the final rough grade will be and their patience paid off! We also stopped by our friends the Dangelos a past customer who happened to have a healthy supply of large sandstone to get rid of so they loaded me up and and I got to snap a great picture of their beautiful home as well. Many thanks to them for doing me a solid. We got the retaining wall built and gravel in place and just need to rake everything even and add some plants!!

ONSITE CHANGES...One question we get asked is since the house is delivered partially complete can changes still be made onsite. And what is the cost if so? Here is a perfect example. Our DuBois project island was set at s standard 36" from the back wall cabinets. After the house was set, the customers got a tour and after much thought decided the island would function better apprx 7" further away. So how this works is Windfall Homes does not have change order fees. We charge material and time only. Most anything can be adjusted as needed. We were able to make this change for them with no fees at all, as it was simple and the customers have been super helpful throughout the project so far. Generally when there is a request to make a change we meet with the customer, come up with a plan and then a change order is written with cost of materials and labor. The customer reviews it and signs off All change orders are paid at time of service. And once again we do not charge a fee just to make a change, most companies charge 300-1000 per change and that does not include any labor or materials so it can get expensive. This is another huge benefit to our customers to still customize their home without breaking the bank. And lets face it a smile like this is worth way more the $300.

WHAT WERE WE THINKING...🤣😅🤣When our coalport customer said broom closet i dont think they meant you can only get a broom in there...This was a small design flaw that was only caught once house was set!! When you do total customs every once in a awhile you will get something like this But we were able widen the closet so it is much more functional...I am hanging this in the shop as a daily reminder of when designing a total custom home to check final door dimension...we all had a good laugh and because it is literally the only thing we ran into on this project so far will fix it for free because we really like our coalport friends! I literally think they took this door out of the mattels barbie mansion.....
