Storage for a 40-foot fifth wheel is a different engineering problem than storage for a car. Drive aisles have to accommodate turning radius for a driver towing a long trailer, often in reverse. Canopy heights need clearance for slide-outs and rooftop units. Surface grading has to handle concentrated weight and drain properly through Missouri freeze-thaw cycles. Get any of that wrong and you lose units, or you lose tenants.

Covered storage protects against hail, UV fade, and standing water, the things that quietly cost owners the most. Uncovered space stays the value option and fills a different tier of demand.
