WATER HEATER HEALTH

My friend and I did a sediment extraction on her water heater yesterday. Even with whole house filtration you will find significant buildup. I recommend a hardness test and if at the level of 7 or above, install a water softener. If you have an electric water heater, unlike gas heaters, it’s not often the option to replace the heater. You can do the following steps to increase the life of you water heater or call me:

1. Flush your water heater annually.
2. Pull your heating element to ensure they’re structurally intact (calcium buildup is normal)
3. Remove any leftover sediment in the bottom of the tank with a wet vac through the access hole from the bottom element’s female iron pipe thread (FIPT)
4. Replace elements as necessary

By doing this, you could extend the life of your water heater indefinitely which is not the case for gas water heater’s, as gas heating compromises the hull of the heater where heating is exchanged at the base. Electric elements heat the water and then the deposits simply land at the bottom, until filling the heater to the first element, which is how most electric heaters start faulting out.

If you have this problem, call me. Hint… It’s not normal. In some locales the sewer service installs sewage pumps to deal with grading or elevation issues. The house sewer drains into the ejection pump, triggering the pump to discharge out to the main sewer. If earth is difficult to dig through, many utilities can end up using the same trench to install all services. In this case, the sewer is broken and is using the electrical conduit, which is backgraded towards the house, as a way to drain. If you see this happen don’t apply for water rights folks, it’s what we call in the industry an unnatural spring 😜. You can tell by the way that it is.

The homeowner did all the right things in this case. We located the break by tracing the sewer and locating the very wet soil. outside odor can also be an indicator of such an issue. Call me if you have sponge grass or a foul odor. No guarantee that it isn’t your significant other that hasn’t showered, but we’ll do our best about the sewer problem.
