Not every roof inspection should end with a quote for a new roof. Honestly, a lot of them shouldn't.

When we walk a Delmarva roof this time of year, we're looking for what's actually wrong, not for a reason to sell you a roof. Sometimes the answer is one repair: a cracked boot, failed flashing, one bad run of shingles. Sometimes it's a small fix now and a note to check that spot again in the spring. And sometimes we tell you to leave it alone for now and just keep an eye on it.

A wet ceiling under a skylight makes the glass look guilty. Usually it isn't. The water gets in around the unit: failed flashing, a worn curb or blocked drainage. And sometimes it isn't a roof leak at all, it's condensation, which needs a different fix entirely.

Two clues: a leak shows up during or right after rain. Condensation forms on clear, cold days, especially after cooking or a shower. And never caulk the weep holes shut. They drain the frame.

The right fix depends on what an inspection finds, and we'll tell you honestly whether it's a repair, a replacement, or an indoor moisture issue.

A chimney is a hole in your roof, and its flashing is the most common leak point on any home that has one.

That metal takes the worst of the weather. It heats and cools with the chimney, and the sealant around it dries and cracks over the years. The clue is usually inside: a stain or dark mark on the wall or ceiling beside the fireplace almost always means flashing, not shingles.

From the ground, check where the chimney meets the roof. Sealant pulling away or metal lifting is the thing to spot. Leave the ladder to us.
