Most of this roof is doing work you'd never notice.

The bottom edge is a standing seam copper roof with a heated system built in, so ice damming never gets a chance to start. The copper half round barrel roof looks the way it does on purpose, but it's also one of the best ways to keep ice and water from finding a way in. The chimney cap and shroud were fabricated custom for this house.

None of that is the kind of thing a homeowner points out when they're showing you around. It's just the part that keeps the house dry for the next 30 years.

That's usually where the difference between two roofing bids actually lives.

A roof has two jobs, and most people only think about the first one.

It has to look right the day you move in. It also has to still be doing its job in 25 or 30 years, through every Utah winter in between. Those two things pull in different directions if you're not careful, and that's usually where a roof goes wrong.

Most people call a roofer after the plans are already drawn. We'd rather hear from you before.

Once the design is locked, we're working inside decisions that were already made. Pitch, valleys, transitions, how water is going to move off the house. By then, the roof is a reaction to the plan instead of part of it.

When we're in early, we walk the site, look at what's around it, and think through the problems this specific house is going to face. Snow load, drifting, ice damming, drainage, how the sun hits it. Then we work with your builder and architect to design a system that solves for all of it and still looks the way you want it to look.

On a custom home, materials are a big part of the decision.

We used CertainTeed on this house because it holds up to what Utah does to a roof and it comes in profiles that actually work on high end architecture. Presidential Shake gives you the depth and shadow line of a wood shake without any of the maintenance or fire concerns that come with real wood.

Then we layered in copper: a standing seam along the lower edge, a half round barrel section, a custom chimney cap and shroud.

Good materials aren't the expensive part of a custom roof. Replacing the cheap ones is.

Not every bit of wind damage means you need a whole new roof.

In this one, James walks through what he actually looks for when the wind has been through. A few lifted or missing shingles in one area is usually a repair. What changes the answer is how widespread it is, how old the roof already was, and whether the damage opened up the layers underneath to water.

The same goes for a roof. When another company hands you a lower bid, it's worth asking what's actually behind that number. Cheaper usually means somewhere along the line something got cut. Thinner materials, a shorter warranty, a crew that's gone the second there's a problem.
