Should I file an insurance claim on my roof now or wait until the next storm?

05/12/2026

Many homeowners wonder if they should file an insurance claim after a storm, especially when they see neighbors getting roof replacements.

The truth is, not every home experiences the same level of damage. Even within the same neighborhood, some roofs may qualify for a claim while others do not.

It’s also important not to climb onto your roof to check for damage yourself. Roof inspections can be dangerous, and identifying hail or wind damage requires experience.

The best approach is to have a professional roofing company perform an inspection. A qualified contractor can assess the condition of your roof, identify any storm-related damage, and help you determine whether filing an insurance claim makes sense.

Taking this step first can help you avoid unnecessary claims and make a more informed decision about your home.

Filing a roof insurance claim doesn’t have to be complicated if you know the steps. Here’s a simple breakdown of how the process works:

Step 1: Call your insurance companyUse the number on your policy or find it online. This starts the claim.

Step 2: Answer a few basic questionsThey’ll ask:• What kind of damage? (hail, wind, or both)• When did the storm happen?
If you’re unsure about the storm date, a roofing contractor can help identify it.

Step 3: Schedule the adjuster inspectionYour insurance company will send an adjuster to inspect the roof and verify the damage.

Step 4: Have your roofer presentLet your contractor know the date. Having a professional there can help ensure nothing is missed during the inspection.

That’s it! The process is more straightforward than most people expect.
The key is having the right team involved early so you can move through the claim with clarity and confidence.

Have you ever gone through the roof insurance process before?

During siding replacement projects, it’s common to uncover hidden conditions behind the exterior walls, especially in older homes.

In this case, after removing the siding, we found there was no insulation inside the wall cavities. This was a typical building practice in the past, but it can lead to higher energy costs and reduced comfort inside the home.
A change order in this situation allows us to address the issue while the walls are already open. By installing modern insulation and completing any necessary framing repairs, we can significantly improve the home’s energy efficiency and overall performance.

Once the upgrades are complete, the home is finished with new siding, creating a durable exterior system that protects the structure and enhances long-term value.

We’re getting more questions than ever about storm damage claims, and here’s the truth:

Policies today are not what they used to be.

Insurance companies are:
• Raising deductibles
• Lowering coverage
• Quietly changing policy types

One of the biggest shifts we’re seeing is from Replacement Cost Value (RCV) to Actual Cash Value (ACV) coverage.

Here’s why that matters:
• RCV: Covers the full cost to replace your GAF - Roofing
• ACV: Pays out based on depreciated value (often much less)

That means if a hailstorm hits, your out-of-pocket cost could be significantly higher than expected, even if you’ve been paying your premiums.

The key issue?
Many homeowners don’t even know their policy has changed.

Before the next storm season, take a few minutes to:
• Review your insurance policy
• Check your deductible
• Confirm your coverage type

It’s a simple step that can save you thousands later.

Have you checked your roof coverage recently?

Save this as a reminder to review your policy before you actually need it.

Your roof insurance coverage might have changed… and you may not even know it.

We recently spoke with a homeowner who filed a storm damage claim — only to find out their policy had been switched from Replacement Cost Value (RCV) to Actual Cash Value (ACV).

That one change can make a huge difference.
Here’s why it matters:
• RCV (Replacement Cost Value): Covers the cost to fully replace your GAF - Roofing
• ACV (Actual Cash Value): Only pays what your roof is worth after depreciation

In simple terms — ACV often means significantly less coverage.

In this case, the storm damage happened before the policy change, so the homeowner is still covered for a full replacement.

But if the storm had happened later, the outcome would have been very different.

We’re seeing more policies shift this way without homeowners fully realizing it.

That’s why it’s important to:
• Review your policy regularly
• Understand what type of coverage you have
• Ask questions before you need to file a claim

Because when damage happens, it’s too late to go back and change it.

Change orders are a common part of exterior renovation projects, especially when working on older homes.

In this project, after removing the existing siding, we discovered rotting wood underneath. This type of damage is often hidden behind the exterior and can’t be identified until the structure is exposed.

When issues like this are found, a change order allows the contractor to properly address the problem before continuing. This typically includes removing and replacing damaged wood to ensure the new siding is installed over a solid, stable surface.

While change orders can be unexpected, they are an important step in protecting the long-term integrity of the home. Addressing structural damage during the project helps prevent more costly repairs in the future.

If your home feels hot in the summer no matter how much you run the AC, the issue might be inside your walls.

During this siding replacement, we discovered the home had no insulation in the exterior walls. That means heat can transfer directly inside, making the home less comfortable and increasing energy bills.

One of the biggest advantages of a full siding replacement is the opportunity to add insulation while the walls are open. It’s something you can’t easily do otherwise without major interior work.

In this case, we’re improving energy efficiency and comfort, then finishing with durable James Hardie siding for long-term performance.

Have you ever checked if your home has proper wall insulation?

Your gutters can reveal the true condition of your roof.

When we removed these gutters during a replacement project, we immediately noticed a large amount of shingle granules sitting inside the gutter system.

Those small, sand-like particles come from asphalt shingles. They’re designed to protect the roof from UV rays, weather exposure, and long-term wear. But as shingles age, those granules begin to break loose and wash into the gutters.

From the street, this roof already looked like it was getting older, but the amount of granule buildup we found in the gutters confirmed what was really happening.

Granular loss is one of the clearest signs that a roof may be approaching the end of its lifespan.

It doesn’t always mean a roof needs to be replaced immediately, but it’s a strong signal that it’s time for a professional inspection and a conversation about next steps.

If you’ve noticed sand-like material in your gutters or near your downspouts, it might be worth taking a closer look.

Have you ever checked what’s inside your gutters?

Save this so you know what to look for during your next roof inspection.
