When you are checking on your home, take a quick look at the metal strips around your chimney and vents. This is called flashing, and it is one of the most common spots for leaks to start. If you see any rust or orange staining, the metal is starting to fail and water could be getting underneath your shingles.

Those rubber seals around the pipes sticking out of your roof are called pipe boots. They are one of the most common spots for leaks to start because the sun eventually makes the rubber brittle and cracked.

If you have a ladder and feel safe, take a quick look at them. You are looking for any splitting or gaps where the rubber meets the pipe. Catching a small crack now is a lot cheaper than fixing a ceiling stain later.
