SUNSHINE DOESN’T ALWAYS MEAN YOUR HOME IS DRY

Temperatures are warming up after this weekend’s storm, but moisture trapped behind drywall, under flooring or inside cabinets won’t necessarily disappear when the sun returns.

Unchecked moisture can lead to:

• Mold growth
• Damaged drywall and flooring
• Unpleasant odors
• More expensive repairs

If your property experienced flooding, roof leakage, overflowing drains or wind-driven rain, now is the time to have suspicious areas checked.

South County Restoration provides moisture detection, structural drying and complete water-damage restoration throughout South Orange County.

THE STORM IS MOVING OUT—NOW IS THE TIME TO CHECK FOR DAMAGE

After a wild weekend of high surf, coastal flooding, wind and rain throughout Orange County, the worst of Tropical Storm Rachel has passed.

However, a Coastal Flood Advisory remains in effect through Tuesday afternoon, with another high tide expected Tuesday morning.

If your home or business was exposed to rain, flooding or wind-driven water, take a few minutes to inspect:

• Garages and lower-level rooms
• Baseboards, drywall and flooring
• Doors, windows and exterior walls
• Cabinets beneath sinks
• Attics and ceilings
• Areas with musty odors or visible discoloration

Water can remain trapped behind walls and beneath flooring even after the surface appears dry. Finding it early can help prevent mold and more extensive damage.

South County Restoration provides professional moisture detection, water extraction, structural drying and complete restoration throughout South Orange County.

Coastal flooding and high surf are affecting communities throughout Orange County, with Newport Beach and Laguna Beach already reporting flooded streets and additional concerns for Dana Point, Capistrano Beach, San Clemente and other low-lying coastal areas.

Tropical Storm Rachel is expected to bring larger swells, high tides, wind and rain this weekend, with the greatest coastal impacts currently expected Sunday morning.

Now is the time to check:

• Garages and lower-level rooms
• Doors, thresholds and exterior walls
• Drains, pumps and drainage areas
• Vehicles and valuables near low-lying areas

If water enters your home or business, avoid standing water when electrical hazards may be present, photograph the damage and begin professional drying as quickly as possible.

South County Restoration provides emergency water extraction, structural drying and complete water-damage restoration throughout South Orange County.

When does a small leak become a restoration emergency?

Water can spread beneath flooring, behind cabinets and into drywall before the full extent of the damage becomes visible.

Professional inspection may be appropriate when water reaches building materials, originates inside a wall or ceiling, leaves surfaces damp, causes swelling or bubbling paint, produces a musty odor or may contain contamination.

Stopping the source is important, but a dry surface does not always mean the materials underneath are dry. South County Restoration provides water-damage inspection, extraction and structural drying throughout San Clemente and surrounding South Orange County communities.

Do you know where your home’s main water shutoff is?

A broken supply line, leaking pipe or overflowing appliance can release a large amount of water in only a few minutes. Locating your shutoff ahead of time—and making sure it remains accessible—can help limit damage during an emergency.

If water reaches flooring, drywall, cabinets or other building materials, stopping the source may not be enough. Hidden moisture can remain behind surfaces and may require professional inspection and drying.

South County Restoration serves homeowners throughout San Clemente and surrounding South Orange County communities.

COASTAL CONDITIONS WATCH

Hurricane Polo is not headed for Southern California, but swell connected to the storm is reaching our coastline.

Combined with unusually high tides, local conditions may include:

• Elevated surf
• Strong rip and longshore currents
• Minor coastal flooding
• Additional beach and bluff erosion

The National Weather Service has issued a Coastal Flood Advisory through Wednesday for the Orange County coast.

For homeowners near the coast, this is a good time to check:

✓ Exterior and low-lying drains
✓ Roof gutters and downspouts
✓ Windows and exterior doors
✓ Deck and balcony drainage
✓ Areas where water collects against the home
✓ Existing stains, swollen materials or bubbling paint

This is not a hurricane-landfall warning. It is a reminder that distant storms can still affect our coastline through swell, tides and erosion.

South County Restoration will continue monitoring local conditions and sharing practical updates for San Clemente, Dana Point and South Orange County.

Musty smell in your home? Don’t ignore it.

Moisture can remain hidden behind walls, beneath flooring, or inside cabinets after a small leak or plumbing problem. Bubbling paint, warped baseboards, discoloration, and persistent musty odors may indicate that moisture—and possibly mold—is present.

Finding the source early can help prevent more extensive damage.

South County Restoration provides professional moisture detection, mold remediation, water-damage cleanup, and property restoration throughout San Clemente, Dana Point, San Juan Capistrano, and surrounding South Orange County communities.

Water damage doesn’t always show up where it actually started.

Sometimes the first clue is stained drywall, swollen baseboards, warped flooring, or a musty smell. By the time it becomes obvious, moisture may already be spreading behind walls or under flooring.

If you discover water damage, the first steps are:

Stop the water source if safe
Move valuables and document the damage
Don’t assume the visible area is the whole issue
Check for signs of hidden moisture

Catching it early can make a big difference.

If anyone in the San Clemente / Dana Point / San Juan Capistrano area has questions about what to look for, South County Restoration is always happy to help.

Water doesn’t always enter a home from a broken pipe.

Around South Orange County, water intrusion can start at the roof, around windows and doors, through exterior walls, at decks and drainage areas, or near slab and foundation edges.

The tricky part is that the first visible sign is not always where the water actually entered.

Things worth watching for:

• Staining on ceilings or walls
• Swollen baseboards or flooring
• Bubbling or peeling paint
• Damp or musty odors
• Moisture around windows or doors
• Areas that stay wet longer than they should

Catching water intrusion early can make a major difference in how much damage develops behind walls, under flooring, or inside structural materials.

If something doesn’t look or smell right, it’s worth checking before a small moisture problem becomes a larger restoration issue.
