Track homes or track housing is some of the worst construction or entry level bottom tier quality.
We see this all the time on track homes thats why most often 90% of them go into litigation before they even finish building.
When doing tile roofing, the best way to construct a valley is weaving 2 layers of underlayment with the hemmed valley metal on top of the paper.
The worst way is putting paper on top of the metal
And if you're going to install paper on top of the metal, it is not allowed to be hemmed metal, which is always the case.

This homeowner received 5 different bids because the dreaded solar picture frame with shingles under tile had been leaking for several years in multiple areas. Every single one of them missed a critical issue… **fire hardening**.

San Diego homeowners, pay attention to you roof bids. Its not about low price or who had the best smile. It is about who will protect you from an insurance cancelation. Even more so is how to set your home up as an urban fire break. Homes that are built to withstand fire will also stop the spred of fire.

California hasn’t changed the definition of Class A roofing but enforcement has changed significantly. Inspectors are now emphasizing assembly-based compliance and not just the roof covering itself.

A Class A shingle, tile and single ply alone is no longer enough if underlayment, decking gaps, ventilation openings, or penetrations compromise ember resistance. With WUI data showing embers - not flame fronts - as the primary cause of ignition, ventilation is now a major focus.

Here are 2026 enforcement shifts:

• Increased scrutiny of ember-resistant venting (ERV)

• 1/8” corrosion-resistant mesh or tested baffle systems at vents

• Verification of manufacturer-listed assemblies (ASTM E84 / E2912)

• Closer review of reroof decking condition and underlayment type

• Added attention to solar penetrations and plastic vent components

The bottom line - a technically “rated” roof may still fail inspection if the full assembly does not perform as a fire-resistant system.

Contractors should verify full system listings, default to ember-resistant vents, document assemblies clearly, and treat ventilation as part of the fire strategy and not a separate issue!
