Q: I water every day, so why is my grass still turning brown?

A: Daily watering is often the cause, not the cure. Short daily sprinkles only wet the top inch of soil, so roots stay shallow and dry out fast. Brown can also mean compacted soil that sheds water, a dull mower blade shredding the tips, or grubs eating the roots. Tug a brown patch -- if it lifts like loose carpet, that is a pest problem, not a thirst problem. Switch to deep, infrequent watering and rule out the simple causes before adding more.

It is frustrating to do everything right and still get brown. Usually the routine needs a tune, not more effort. Send us a photo of your patch in the comments and we will help you read it.

A two-inch layer of mulch can cut a bed's water needs nearly in half.

Mulch is the cheapest summer upgrade for any planted bed. It shades the soil, slows evaporation, blocks w**ds, and keeps roots cooler in a heat wave. Aim for two to three inches of bark or wood chips, and keep it a few inches back from stems and trunks so they do not rot. Refresh it as it breaks down -- that decomposition feeds the soil, too.

Bare soil bakes. By August, an unmulched bed is fighting the heat while a mulched one barely notices. We add and refresh mulch as part of our bed care. Beds need a refresh? Comment or message us.

The best landscape partner is the one you stop having to think about.

If your property's care has felt hit or miss this summer, mid-season is a fine time to switch. Our maintenance plans cover the full rhythm -- weekly mowing and edging, seasonal pruning, irrigation checks, and bed care -- on a schedule you can count on. One crew, one standard, one point of contact. And if you already work with us, our referral program thanks you for sending a neighbor or fellow property manager our way.

Good landscaping is quiet -- you notice it only because nothing looks neglected. We have room for a few new properties this summer. Message us or comment to learn more.

One HOA can have a dozen first impressions -- every entrance, island, and shared lawn.

Here is how our crews keep a community consistent. We run the same route every week: mow and edge the common turf, prune entrance plantings, blow down sidewalks and curbs, and check irrigation along the way. Each visit ends with a walk to catch anything off -- a leaning sign, a clogged drain, a bed that needs attention. The board gets a property that looks cared for from the front gate to the back path.

Residents notice consistency more than any single big project. Is your board reviewing landscape partners this year? Message us or comment below.

A cracked sprinkler head can waste 25 gallons an hour.

Before peak summer heat lands, every irrigation system deserves a tune-up. We check each zone for leaks, clogged heads, and uneven coverage, then adjust spray patterns so water reaches the lawn instead of the pavement. We also set controllers to run early in the morning, when less water evaporates. The result is a system that uses less water and keeps the property green.

Most leaks hide in plain sight until the water bill jumps or a brown patch appears next to a soaked walkway. We are booking summer irrigation tune-ups now -- comment below or message us to get your property on the schedule.

The right plants can keep a property colorful on a fraction of the water.

Summer is the season to rethink thirsty beds. We design water-wise upgrades with California-friendly plants -- salvia, lavender, manzanita, ornamental grasses -- that thrive in our dry heat and feed pollinators. Paired with fresh mulch and efficient drip lines, these beds stay vivid while using far less water than a traditional lawn or annual bed. It is curb appeal that holds up through August.

Many properties still pour water into beds that struggle every summer. There is a better-looking, lower-maintenance option. We are planning summer planting upgrades now -- message us or comment to set up a walkthrough.

A smart controller can cut outdoor water use by up to 30 percent.

This week our crew replaced an aging timer with a weather-based smart controller on a property we manage. These systems pull local weather data and adjust watering on their own -- less on cool days, more during a heat spike. We also checked every zone, replaced two broken heads, and re-aimed the spray so no water hits the pavement. The property now waters smarter without anyone touching a dial.

For property managers, this is the quiet upgrade that pays for itself: lower bills, a healthier landscape, and fewer brown-spot complaints. Want to see if it fits your property? Message us or comment below.

Q: When should I overseed my lawn in the Bay Area?

Fall. Late September through October. Soil is warm, air is cooling, w**d pressure is dropping. Seed germinates faster, roots set deeper, and the lawn fills in before next summer.

Mow short the week before. Topdress with a thin layer of compost. Water lightly twice a day for two weeks. Pair it with aeration the same window for the best result.

Got a lawn question? Drop it in the comments and we will answer next Tuesday.

Drought-tolerant does not have to mean dry-looking.

Five plants that thrive in Silicon Valley without weekly watering and look premium doing it: manzanita, salvia, westringia, lavender, and ceanothus (California lilac).

The myth is drought-tolerant looks like gravel and cactus. The reality is the best Bay Area properties are full of these and most people do not realize how little water they need.
