Moss and Zinc Strips, Part 2: Is moss on a roof just cosmetic?

Not always.

During this inspection, Peter found moss that was beginning to lift shingles away from the roof surface. As moss grows, it can trap moisture, separate roofing materials, and expose areas that are supposed to stay protected.

One of the reasons moss gets our attention isn't how it looks—it's what it can do over time.

Peter also points out the zinc strips installed on this roof. They help slow moss growth, but their effectiveness only reaches so far. In our North Idaho climate, moss often returns in the areas beyond that protection.

The bigger takeaway from this inspection:

Moss isn't just changing the appearance of the roof. It can contribute to premature roof wear and shorten the life of the roofing system.

Interesting roofing observation from this week.

If you've ever wondered whether zinc strips actually help with moss, Peter found a pretty good real-world example on a roof inspection.

Above the zinc strip: moss growth.

Below the zinc strip: significantly less moss.

The idea is that rainwater passing over the zinc changes the environment enough to make it harder for moss to grow on the roof surface.

They're not a perfect solution, especially in our North Idaho climate where moss loves shaded roofs and trees. But it was interesting to see such a clear visual difference on the same roof.

Peter's simple 1-2-3 check:

We've spent plenty of time talking about why people like metal roofs.

Long lifespan. Low maintenance. Clean look.

What we don't talk about as often are the tradeoffs.

Peter found one of them on this roof. In the right conditions, birds like to use the ridge as a landing spot. What goes on at the top eventually makes its way down to the eaves.

No roofing material is perfect. Every system has strengths, weaknesses, and details that are worth understanding before you choose it.

A roof inspection shouldn't stop at the roof.

In this attic, Peter found a vent pipe that had been left disconnected when the roof was installed. There was also another pipe with nothing connected to it at all.

Neither issue would have been visible from the ground.

This roof looked great from the ground.

A couple years old. “New roof.” No obvious leaks.

But once Peter got up there, the problems started showing up fast — failing shingles, improper flashing, mixed materials, uneven courses, and areas where damaged shingles had literally been glued back together instead of replaced.

That’s one of the hardest parts of roofing sometimes. Telling a homeowner the roof they thought was going to last another 20–30 years already has major issues.

One of the cooler projects we’ve had the chance to work on.

Jorn’s giving a walkthrough of one of the two treehouses we roofed out at Round Lake State Park. One of the treehouses is even ADA accessible and pet friendly.

Definitely not a typical job site for the crew.
