After defeating Marshall in the Gold Bracket Championship, the Lady Indians finished an outstanding three-day tournament with an overall record of 6–2.

This team showed toughness, resilience and determination throughout eight matches—battling through adversity, earning their way into the Gold Bracket and finishing the weekend as champions!

Financing. Specifically, understanding it BEFORE you buy the lot.

Construction loans don't work like a regular mortgage. Money releases in stages, and the lender inspects the site before every draw. Which means your builder's organization and scheduling directly affect your loan. Not every builder operates that way. đź‘€

Here's the structure most owners use:

🔨 Construction-to-permanent loan — funds the build in draws, converts to a standard mortgage at completion
đź’µ Interest-only payments during construction, so monthly costs stay manageable
đź”’ One-time-close options available with some lenders, locking your permanent rate upfront

One number to know: the 2026 conforming limit is $832,750. No Texas county has a high-cost designation this year, so that applies right here in Denton County. Larger custom builds often cross into jumbo territory at conversion. đź“Š

And the costs owners forget? They're almost always outside the build contract. Site work, septic, utility runs, driveways, landscaping, window coverings. These vary enormously lot to lot. Review every allowance line before you sign.
