Before and after — same property, same building, completely different feel.

The first photo shows what this Sanibel property looked like prior to our work — bare, compacted ground with no turf coverage whatsoever. The second shows the finished result after our team came in, properly graded the surface, and installed fresh sod selected specifically for Southwest Florida’s coastal conditions.

A lot of homeowners and property managers underestimate how much a lawn actually does beyond looking good. In our region, turf serves a real functional purpose — it manages stormwater runoff, prevents soil erosion around foundations and walkways, reduces the sand and dust that migrate into living spaces, and helps regulate ground temperature around structures.

Choosing the right grass variety matters just as much as the installation itself. Coastal properties on Sanibel and Captiva deal with salt air, sandy soil, and fluctuating moisture levels that will destroy the wrong turf quickly. We select varieties suited to those specific conditions so the lawn holds up season after season.

There’s a lot that goes into a lawn renovation before a single piece of sod ever hits the ground.

This project started with a full removal of the existing turf, followed by precision grading to make sure water moves the way it should and the finished surface sits perfectly level. From there, we brought in pallets of Seashore Paspalum — a premium turfgrass variety that’s exceptionally well-suited to Southwest Florida’s heat, humidity, and salt air.

The video shows the full process start to finish: the tear-out, the grade work, the delivery, the installation, and the final result.

🌿 Why we always recommend native plantings on Sanibel — and why they still need expert care.

We just completed this native planting install at a beautiful Sanibel residence, and it’s a great opportunity to talk about something we’re passionate about.

Why go native?
Florida native coastal plants — think sea grape, Simpson’s stopper, muhly grass, coontie, firebush — evolved specifically for this environment. They’re drought-tolerant, salt-tolerant, and provide critical habitat for native wildlife. On a barrier island like Sanibel, they also play a role in soil stabilization and stormwater management. Over time, they require far less water and chemical input than non-native species.

Why they still need professional attention:
Sanibel’s coastal conditions are demanding. Salt spray, shifting soils, wind exposure, and the intensity of SWFL’s storm season all create stressors that even native plants need help managing. Proper installation depth, drainage, mulching, and seasonal pruning make a significant difference in long-term plant health — and it takes experience to read what a coastal plant actually needs.

What you're looking at is the full design vision — from the grand entry monument to the roadway median islands — featuring an extensive mix of Royal Palms, Alexander Palms, Fishtail Ferns, Giant Silver Bromeliads, Coral Creeper, and dozens of other species carefully selected and positioned for both beauty and long-term performance in Southwest Florida's climate.

This is what a complete landscape transformation looks like at a beachfront condominium in Southwest Florida.

What you're seeing is the full scope — from the exterior streetscape and parking area where our crew installed salt-tolerant shrubs and coastal palms from the ground up, to the building's interior walkway corridor which went from bare gravel to a lush, layered tropical installation featuring Ti plants, Dracaena, Heliconia, and low-growing ground cover, all finished with fresh dark mulch beds.

Every plant selection was deliberate. In a coastal environment like this, you can't just grab whatever looks good at a big box store. You need species that can handle salt air, sandy soils, and SWFL's rainy season — and still look polished and intentional year-round.

💧 Irrigation Tips Every Sanibel Homeowner Should Know

It might surprise you, but overwatering is far more common on Sanibel than underwatering — and it quietly does a lot of damage to your landscape over time. Here on the island, more than 65% of all water used on Sanibel and Captiva goes toward lawn and landscape irrigation — which means your system has a real impact on the island's water supply, and on your water bill.

Know your schedule. Sanibel follows address-based watering days — odd-numbered addresses water on Mondays, Wednesdays, and/or Saturdays; even-numbered addresses on Tuesdays, Thursdays, and/or Sundays. Irrigation is prohibited between 9AM and 5PM.

Adjust for the season. During rainy season (mid-May through October), lawns typically only need ½ to ¾ inch of water every 2–3 days — many systems are still running dry-season schedules well into summer.

Check your rain sensor. Rain shut-off devices should be checked for functionality and repaired or replaced right away if not working. It's one of the easiest ways to avoid waste.

Watch for warning signs. Yellowing turf, soggy spots, fungal growth, and plants that won't thrive despite regular watering are all signs your system may need attention.

One of the most common questions we get from homeowners and property managers across Southwest Florida is simple: what should I put down under my plants?

Mulch, rock, shell, or pine straw — the answer isn’t one-size-fits-all. Here’s how we think about it:

Mulch
Organic mulch is our most recommended option for planted beds. It retains soil moisture during the dry season, moderates soil temperature, suppresses weeds naturally, and breaks down over time to feed your plants. The downside in SWFL is that our heat and humidity accelerate decomposition — plan on refreshing it once or twice a year. Eucalyptus and cypress mulch are popular here for their longevity and resistance to fungus.

River Rock and Decorative Stone
Stone is permanent, low maintenance, and looks clean in modern or contemporary landscapes. It drains well which matters in our wet season. The drawback is heat retention — dark stone especially can get extremely hot in direct sun and stress shallow root systems. We recommend using stone away from sensitive plantings or in areas where drainage is the primary concern.

Florida Shell
There’s a reason shell is everywhere on Sanibel and throughout coastal SWFL — it belongs here. It drains exceptionally well, reflects heat instead of absorbing it, and looks completely at home in a Florida landscape. The one thing to watch is pH. Shell is calcium carbonate and will gradually raise soil alkalinity over time, which can affect acid-loving plants. Know your plant palette before committing.

Pine Straw
Pine straw is a natural, lightweight option that gives planted beds a clean, finished look without the weight of rock or the decomposition rate of mulch. It breaks down more slowly than traditional mulch and has a mild acidifying effect on soil — making it a smart choice around gardenias, ixora, and other acid-loving plants common in SWFL landscapes. The downside is that it can migrate during heavy rain events if beds aren’t properly edged, and it doesn’t offer the same moisture retention as organic mulch.
The bottom line — the best ground cover for your property depends on your plant material, your drainage conditions, your sun exposure, and the aesthetic you’re going for. It’s a decision we spec out on every design project we take on.
