As you may know, I am a licensed general contractor. I specialize in homeowner insurance-covered claims, mostly water damage repairs. Over the years, I have discovered why certain homes have more water damage from pipe leaks than others. Most older homes are not equipped with a water pressure regulator, or theirs have completely worn out and are not doing their job. Warm regulators allow water to spike in pressure on your house's pipes, mainly causing leaks to appear. Pipes in walls and under the slag can suddenly start to leak. Also, flexible lines such as icemaker lines and sink lines. Results in water damage to your walls and floors. Upstears leaks do the most damage. These may not always be prevented. I will list things you can do or have done to lessen the chance of Water leak damage. Some things you may do yourself.
Some of these may need to be done by a licensed plumber. Please be careful of unscrupulous plumbers. Newer homes under 5 years should be OK. If your home is older, here is what I suggest.

Have the water pressure checked. This is not difficult. Could you call me and I can tell you how?
Older homes replace flexible lines. It's cheap insurance.

PREVENT kitchen sink backups. Do not put large items in disposal. Cut to smaller pieces and add slowly with water and disposal running. Never put egg shells or coffee gowns in your disposal. Leftover casserole adds very slowly. Always run water before and during disposal. Again no egg shells or no coffee grounds ever.

FIRE PROTECTION TIP OF THE DAY.
Smoke detectors are great but you also need at least one fire extinguisher in the kitchen.
The only cost about $30.00. It is also a good idea to keep one in the garage. If you need clean up after a fire please give me a call.

How to prevent water damage to your home.

Toilet and sink supply lines.

If its over 10 years old its time to replace. Call your plumber. I am not a plumber.

Several years ago I got a call from an insurance company to respond to a water logged house. When I got there I was so shocked it was almost unbelievable. The entire house was water and mold damaged.
The homeowner was out of the country. This was an average two story house. The upstairs toiled supply line popped. It was a cheap one with plastic parts. The water ran full blast for several days. A neighbor called the Fire department as water was running done the drive to the street. The Fire Department shouts the water off to the house and left.
When the homeowners returned a month they had to stay at a hotel. All the walls were green from mold. Their kitchen cabinets fell from the walls. All furniture and clothing had to be disposed of. The house was mostly down to the wood studs. It took 9 months to rebuild the house.
If yours house is over 8 to 10 years old call your plumber for an inspection.
