Neighborhood Infill with Pre-Designed ADU Plans: How We Helped a Santa Cruz County Homeowner Unlock Their Property's Potential

When a homeowner in Santa Cruz County came to us looking to add density and long-term value to their property, we knew our pre-designed ADU plans could get them there — faster and more affordably than a fully custom process.

The goal was straightforward: place two new homes on the lot beautifully without full custom architectural design. The challenge, as always, was making sure those homes felt intentional on the site — not like catalog plans dropped onto a map.

Our design team worked closely with the client to select two models from our library of 30+ pre-designed ADU floorplans, then carefully adapted each one to respond to the specific conditions of their lot — orientation, setbacks, access, and the character of the surrounding neighborhood. Pre-designed doesn't mean one-size-fits-all. It means the engineering, code compliance, and core livability questions have already been solved, freeing us to focus on site-specific design decisions that make the project feel like it belongs.

The result: Cohesive site design with two beautiful homes that add meaningful density and value — with a streamlined approval timeline and real savings on design costs.

This is the kind of work we're scaling across California. Our pre-designed plans have been pre-approved in multiple jurisdictions, and we're actively partnering with cities and counties to expand these programs so more homeowners can take advantage of state ADU laws without starting from scratch. In some instances owners can even split a lot using SB9 and create a main home, an ADU and a Junior ADU on both for a total of six homes on two lots!

California's housing shortage isn't a mystery. It's a funding gap.

Everyone knows we need more housing. Fewer people understand where the bottleneck actually is. It's the earliest stage—acquisition and entitlement—where risk feels too high and the timeline feels too uncertain. But, with the right expertise that's where the most opportunity lies.

At Workbench, we acquire infill sites in Santa Cruz County and the Bay Area, navigate California's complex housing laws, and entitle multifamily projects. Then we recapitalize—and our investors see returns.

Workbench just submitted our 2025 AIA 2030 Commitment report, and several of our multifamily projects are already hitting 80% EUI reduction over baseline — a target we set for 2030. We're proud that many of our projects are ahead of schedule, but there's still more to be learned.

Every year this reporting forces our design team to look hard at what's actually driving energy use in our designs — and what we're learning is reshaping how we approach every new project. It's this commitment that is having real impact on how our housing projects are designed, and the energy they will use over their lifespan.

We got an up-close look at one of the most exciting construction projects happening right here in Santa Cruz — the new panelized wall and mass timber system student housing building at UC Santa Cruz Kresge College.

Giant light gauge metal wall panels and laminated wood floor/ceiling panels are factory built, shipped to the site, and assembled on location, with each floor taking only about a week to complete the rough-in before the next one begins. It's an incredible process to see in person.

Big thanks to and for the tour and for answering all of our questions. The work you're doing on UCSC Student Housing is truly cutting edge. If you're curious about mass frame, mass timber, and the innovations happening in this space, we'd encourage you to dig in — it's changing how we think about building.
