Water problems rarely start at the drain outlet—they start with grading.
This Franklin, TN property had a backyard that pitched back toward the home, and several buried downspout lines that were no longer moving water effectively. The result was water collecting where it didn't belong.
Our solution: ✔ Regraded the yard to create positive drainage away from the home
✔ Installed new downspout extensions to move roof runoff away from the foundation
✔ Corrected surface flow paths to help prevent standing water and future drainage issues

Water was collecting around this Franklin home because a downspout was discharging directly into the landscape beds.

We installed a 45-foot downspout extension to move roof runoff safely to the side yard, added two sections of French drain to capture any lingering surface water, and reshaped the grade to encourage positive drainage away from the home.

Every property is different. The best drainage solutions work with the land, not against it.

With all the rain Middle Tennessee has had lately, drainage problems are starting to show up everywhere.

Sometimes the solution is as simple as extending downspouts away from the foundation. Other times, proper grading is needed to control where water flows.
