During a rainy week this past spring I was performing an assessment on a home for a person recently diagnosed with mold illness. She had a recent HERTSMI-2 score of 4. She asked if I should still come out to assess due to the low result. My response was yes, absolutely. She had also told me that she had been away for a few months and when she came back to this home she felt her symptoms escalate. She had not been anywhere else, so I thought that scenario pointed to her home no matter what the score result was.
It ended up to be a good thing we went ahead and came out on that rainy day, as when I went into the attic above her closet in her bedroom I found three locations where the plumbing vents that were installed passing thru the roof jacks had been allowing rain in, which caused mold to grow on the back of the drywall ceilings in her attic. Two of the three vent pipes were actively leaking into the attic space, and had saturated the drywall. Mold was present under all three areas.
After performing a duct leakage test on her HVAC ducting system, we found that the system was leaking 41%! (current building code is 5%). As the ducting system was located in the attic, it was became clear that the leaky ducting system was likely distributing the toxins into the home. Unfortunately the very next week I had a similar circumstance happen at another home on another assessment, so I thought I would bring this up to hopefully prevent others from having this same problem. Sealants are cheap "insurance policies", please maintain your roof penetrations by re-sealing them.
