After another scorching summer enjoying your pools it is time to maintain the filtration system with a complete filter tear down. Keeping up on this is a crucial part of keeping your pool sparkling clean, free from bacteria, and preserving the expensive internal parts from premature damage or failure. We also highly reccomend removing phosphates (algae food) which gets in the pool through, dirt, leaves, debris, pets, and even our tap water, prior to this service because a good commercial grade phosphate remover will pull them out of solution and clog the filters. This has been an incredible winter. All the rain is fantastic but can cause some issues for your pool that luckily we haven't had to deal with in Southern California very often;

1. Make sure your expansion joint mastic is intact and sealed. The joint protects your pool deck as well as you pool structure (coping and tile) from compressing against each other when the concrete expands and contrasts. The mastic or deck-o-seal not only adds esthetical value, but keeps water from getting beneath your deck which can cause premature lifting and push past the outside pool structure seal and cause your tiles and coping to detach prematurely.

2. Normally high conditioner (Cyanuric Acid, Stabilizer) is one of the most common and troublesome chemistry issues. High conditioner (above 90 parts per million) doesn't allow chlorine to sanitize effectively and can result in echoli, cryptosporidium, brain eating ameba, and other bacterias to survive (especially in warmer weather). With high conditioner the contact times to disinfect certain bacteria at breakpoint chlorination (10x the current level) can take up to 2 weeks!!! The solutions are draining the pool or reverse osmosis.

- Secondary sanitizers such as Ultra Violet Light and Ozone are fantastic additions to your equipment to give you peace of mind when it comes to water safety. The bacteria’s that are most resistant to chlorine oxidation can be destroyed in seconds when in contact with UV and Ozone.

- This year because of the rain and draining of the pools, it may actually cause a low conditioner level (below 30-50ppm) which is very easy to fix by adding the appropriate amount of conditioner. With zero conditioner in an outdoor pool you get a 90℅ chlorine loss in 20 minutes. Which can again result in poor sanitation.

3. Make sure you keep the level of your pool down to the appropriate level. Although you may want to keep the free water, high levels can allow the water to pass between the tile or coping sitting above the pool structure, again resulting in premature failures.

4. Do not drain your pool entirely without first talking to a professional, the high water table in certain areas can cause your pool to become boyent when you release the water weight especially in low lying areas. New pools in these areas are built w/ static relief valves to releave any pressure built up under the pools. Without these there is always a risk of moving, shifting, or popping pools which would ruin everyone's day
