It’s often a delicate balance between wants and needs… especially when you involve a budget.

This was an awkwardly utilized space that most recently served as a ‘potting porch’ and was mostly used for storage and a walk through to the back yard.

But with this amazing view, why not spend all your time out there?

We narrowed the scope and decided on a facelift by removing some old utilities, replacing a storm door with an insulated glass door, adding tile and painting over the dark wood.

What a fun before and after!
This customer now has a gorgeous, brightened porch they can use all year round!

The mission:
Get rid of the broken sunken hot tub on the deck, and keep it from raining in the new hot tub below.

The Solution:
- Remove the tub, raise the framing, and deck with IPE decking to match the surrounding deck.
- add an underdeck gutter system to collect and direct the water coming through the decking.

Bonus - while we were there we were asked to add some siding on the side of the house where landscape had changed and foundation was now exposed.

When you’re 120 years old and just want a ‘Glow Up’.

Like most projects we seem to find, what started as ‘replacing the decking with cedar’, led to much more as we uncovered issue after issue of well-intended ‘fixes’ over the years.

Fun fact: During demolition, we found the the old chunky posts we assumed were cosmetic ‘wraps’ around old posts, were in fact hollow, and the roof just rested on top while the bottom simply rested on the old rotting flooring. - In other words: 1. The post was hollow, 2. It wasn’t secured at all to the roof, 3. It wasn’t secured at all at the bottom, 4. And it didn’t actual sit on the footing that was intended to support the roof.

This project included:
- replacing the posts with cedar and properly anchoring them on top and bottom
- adding a post beside the staircase that had somehow gone missing over the years
- rebuilding the deck framing and adding cedar decking that ran in the same direction it did originally (opposite what is typically found on decks today)
- replacing the lattice and painting the porch trim/ceiling

We love the before-and-after ‘glow up’, but we love even more that someone can lean against these posts without them potentially falling out and the roof coming down!

Occasionally, a client approaches us with a vision, but is looking for guidance on the necessary steps to achieve it.

In this instance, the objective is an addition featuring in-floor heat, accompanied by a re-roofing of the main residence. During the planning phase, we identified a dated boiler incapable of supporting the future addition, as well as antiquated boiler venting that relied on an outdated chimney flu.

We successfully devised a solution that not only upgraded the boiler's capacity but also involved replacing the old boiler with a new high-efficiency model, substituting the old hot water heater with a new on-demand system, eliminating the need for a roof pe*******on, and removing the deteriorating chimney in preparation for the scheduled roofer.

This preparatory work is essential for the forthcoming home addition. Stay tuned for more fun on this house!

When we discovered an inspiring individual who has dedicated 20 years to serving our county and Scandia community, and is now facing a challenging time, we knew we had to act. His home had a space that posed health risks due to harmful mold and finishes, and we were determined to help.

Have a construction dilemma? Call us!
We love to get creative and save you money!

These homeowners wanted to add a bedroom but were told by other contractors that the solution was a home addition that would cost them 3-5x what they had in their budget for the project.

With their permission to explore other layouts with their space, we were able to get creative!

1. We found an awkwardly wide hallway with an existing ‘egress’ window. - Perhaps a new bedroom?

2. Found an unused cabinet behind the bathroom door. - Could we remove the cabinet and turn it around for a bedroom closet?

3. Found a large storage room that was inconveniently accessed via a separate room. - Could we relayout the storage and convert it into a new hallway without losing the storage space?

4. We also found 3 existing doors that we could repurpose for the new spaces.

The result? A new floor layout that created a new hallway, improved storage efficiency, and an added bedroom WITH a closet! All coming in Under Budget and Completed Early!
