Just did a small garage to family room conversion. Here’s some pics.

New handyman project!
The floor of this front porch was soft and water damaged. Upon investigation the beam ends where they bear on the brickwork foundation had rotted away and the beams had sagged. So: I cut out the rotten deck boards on both sides as well as the step.
Solution: I lifted the beams back up to there original location and underpinned them with new masonry. Then married pressure treated 2x6's to each beam and rebuilt both ends and step with treated 2x6's then installed new mahogany t&g 1x4's . Then caulked the whole thing to seal the newly rebuilt porch from the weather. My clients decided to paint it themselves.
So, another project successfully completed!

Another vanity upgrade. With this one there was a very nice stone top and newer faucet set. So I remover the old cabinet and top, installed the new cabinet and reused the very nice top. The top overhangs a bit much but I think it works!
