The U.S. Energy Information Administration projects higher electricity demand this summer as cooling needs rise across the Northeast.

For NEPA homeowners, that means watching AC costs climb through July and August. The homes that stay affordable to cool share one thing: a tight, well-insulated building envelope.

Sealing air leaks and topping off attic insulation are the two upgrades with the fastest payback before peak summer rates hit.

Now is the window to get ahead of it.

Foundation issues rarely stay just in the foundation. They spread to walls, floors, and drainage before you notice.

The biggest culprits in NEPA homes: voids forming from freeze-thaw cycles, poor drainage saturating soil around the foundation, tree roots growing into the slab, and small cracks left unsealed.

Polyjacking fills voids early before they cause settling. Extending downspouts 5-10 feet from the house and regrading low spots handles most drainage problems.

Setting your thermostat correctly can shave hundreds off summer cooling bills.

Energy Star recommends 78 degrees when you're home and awake, and bumping it up 7-10 degrees when you're away or sleeping. This strategy can cut cooling costs by up to 10% annually.

A programmable or smart thermostat handles the swings automatically, so you stay comfortable without thinking about it.

Pair this with a properly insulated home and the savings stack up fast.

Wondering if your home's insulation has expired? Most materials last longer than you'd think, but damage can cut that short.

Fiberglass batts can last 80-100 years in ideal conditions but average closer to 25 in real homes. Spray foam lasts up to 80 years. Cellulose runs 20-30 years before settling reduces its effectiveness.

Moisture, pests, and compaction shorten every type. If your NEPA home is older than 25 years, an inspection is worth it.

Thinking about installing fiberglass insulation yourself? It's doable, but the details matter.

DIY fiberglass batts cost less upfront. The risk is performance loss from common mistakes: compressed batts, gaps between pieces, covered soffit vents, or skipped air sealing. Each one quietly lowers your R-value.

Professionals bring thermal imaging, proper v***r barriers, and code compliance that protect long-term performance.

Here's a free way to feel cooler this summer: check your ceiling fan direction.

The U.S. Department of Energy recommends running ceiling fans counterclockwise in summer. This pushes air down and creates a wind-chill effect that can make a room feel several degrees cooler.

That lets you raise the thermostat a few degrees without losing comfort, which cuts cooling costs.

Look for the small direction switch on the fan motor. Five seconds of work, real savings.

Not sure how much insulation your home actually needs? It starts with R-value.

R-value measures how well insulation resists heat transfer. Higher numbers mean better performance. Energy Star recommends R-49 to R-60 for attics in our climate zone, R-30 for floors, and R-15 to R-19 for basements and crawl spaces.

Older NEPA homes often fall short of these numbers. A quick attic measurement tells you if you need more.

Got old concrete that's damaged or uneven? You have three options, and only one makes financial sense for most NEPA homes.

Full replacement costs $8-15 per square foot, requires demolition, and takes weeks of curing time before you can use the surface.

Surface patching is cheap but temporary. Cracks return within a season or two.

Polyjacking lifts and levels existing concrete at a fraction of replacement cost. The polyurethane foam fills voids permanently and is ready for use the same day.

For sunken driveways, sidewalks, and patios in Scranton and Wilkes-Barre, polyjacking is usually the smartest choice.
