The foundation stays. The roof structure usually stays. The footprint stays unless you’re adding to it.

Almost everything else in a whole-home remodel is a decision, and the ones that change a house most are the ones you can’t see in the after photo: the beam carrying the load where a wall used to be, the wiring and plumbing behind the walls, the seismic work that’s only practical while the house is open.

We walk through what moves, what we protect, and how we decide in an older Seattle house: https://www.nordesignandconstruction.com/2026/07/15/whole-home-remodel-before-after/

Two contracts or one. That’s the whole structural difference between hiring an architect and then a builder, and hiring a design-build firm for your remodel.

When the design plans and the house disagree, whose problem is it? In a two-contract setup, you’re the one standing in the middle. In ours, it’s our design and our crew, and we resolve it.

We’re a design-build remodeling firm, so we have a more rounded view. We also say plainly where an architect plus a contractor is the better choice: additions, exterior changes, complex design review.

Interior-driven remodels are where design-build is strongest. Read the full comparison: https://www.nordesignandconstruction.com/2026/07/13/design-build-vs-architect/

A one-page bid with a lump sum at the bottom is easy to read.

It just doesn't tell you anything.

Ours runs long on purpose. You should be able to put a finger on any line and know which cabinet, which tile, which fixture, and which piece of labor it refers to.

The tile is named. The slab is named. The faucet, the pulls and the light over the island are named — because a material without a name is a placeholder, and placeholders move. An allowance for lighting is a number chosen before anyone knows which lights, and when the real selection finally happens, that number comes back as a bill.

The exclusions list matters just as much. It puts in writing that the deck, the garage door or the exterior paint is not part of this contract, before anyone is arguing about it.

We can only write a bid this way because we design first. Every line in it depends on a decision the design phase already made.

What's in ours, line by line: https://www.nordesignandconstruction.com/2026/07/11/what-does-a-remodel-bid-include/

Have a bid in front of you that you can't make sense of? Bring it in and we'll read it with you — 206.979.3420.

Some kitchen upgrades impress on the first walkthrough.

Others are still earning their place on a gray overcast morning in February.

Both cost money. Only one keeps giving something back.

The ones that keep paying tend to be unglamorous. Deep drawers instead of doors in the base cabinets — a base cabinet with a door is a cave, and you end up pulling three things out to reach the fourth. A real landing zone beside the oven and beside the refrigerator. Uninterrupted counter between the sink and the range, which matters more than total counter does. A faucet whose valve still feels good in year eight.

And lighting, which we’d argue is the most underrated upgrade in a Seattle kitchen. A single fixture in the middle of the ceiling puts your own shadow on the cutting board. Layered light — a nice undercabinet light falling on the counter, carefully planned lighting above your workspace, something warm over the island, all on separate dimmers — costs a fraction of what cabinetry costs and can change the look and feel of the whole room.

Check out our full post about the best kitchen remodel upgrades to see which ones we’d specify in our own homes, and which ones photograph better than they live.

Custom and semi-custom cabinets can produce two kitchens that look identical in a photograph. The difference shows up at the edges: where the run meets a wall, a low sink window, a sloped ceiling, or a chimney chase that hasn’t moved since the house was built. One approach fits. The other fills.

Semi-custom comes from a catalog, in fixed sizes, and it’s often the right call. We specify it regularly, and we’d rather see excellent semi-custom boxes under real lighting design than custom boxes under a single ceiling fixture. But Seattle’s 1910s–1940s houses weren’t built to catalog dimensions, and a century of settling hasn’t made them more regular. Low windows, plaster walls that wander, a pantry under a dormer: that’s where custom earns its place, sometimes for just one run.

One thing custom doesn’t mean is better built. How a cabinet is dimensioned and how it’s constructed are two separate questions, and we judge them separately.
