Reflecting on an iconic build, Stadium Place is a transformational mixed-use development spanning two city blocks adjacent to historic Pioneer Square, built on nearly four acres of former event parking land in Seattle’s South Downtown. The project includes a four-level parking podium with 390 stalls, a 10-story mid-rise (The NOLO), and a 25-story high-rise (The WAVE), totaling more than 500 residential units on the former north parking lot of Lumen Field.

The project incorporated extensive underground work, coordination around a high water table near Elliott Bay, contaminated soil management, and detailed planning alongside the active event schedules of Lumen Field and Pioneer Square. Careful sequencing and coordination allowed construction to progress efficiently within one of Seattle’s busiest urban environments.

Delivering complex urban projects in active downtown settings is an area where JTM thrives, bringing thoughtful planning, strong coordination, safe and high-quality ex*****on to every phase of construction.

Today, we recognize and honor all those who gave their lives in service to our nation. We are grateful for their bravery, sacrifice, and dedication, and for the lasting impact they made on our country.

To honor our heroes this Memorial Day, JTM partnered with the Disabled American Veterans (DAV) Foundation to assemble more than 1,100 Forget-Me-Not donation flowers. While no gesture could ever fully honor their ultimate sacrifice, we are grateful for the opportunity to support and recognize those who served through this partnership.

Flashback Friday to The Jack, a modern office project built in the heart of Seattle’s active downtown waterfront and historic Pioneer Square neighborhood!

Constructing on a confined urban site following the removal of the Viaduct required detailed coordination, careful pedestrian planning, alley access management, and precise ex*****on throughout every phase of construction.
The project team also navigated complex environmental and groundwater conditions, including contaminated soils, old creosote piles, and a water table located just 8–10 feet below grade that fluctuated with the tides. Using a grid-based soil classification system, contaminated materials were safely segregated onsite to reduce disposal impacts where possible. A secant wall and temporary dewatering system were also implemented to control groundwater during excavation for the below-grade parking garage.

Today, The Jack stands as a reflection of Seattle’s evolving waterfront while honoring the character and history of Pioneer Square.

JTM is proud to have sponsored Sound Behavioral Health’s Orange Door Campaign. This campaign focuses on reducing the stigma around mental health, sparking community conversations, and increasing access to local mental health and addiction services.

The orange doors symbolize hope, healing, and recovery, and are placed at iconic locations throughout King County. By scanning the QR codes on the doors, people can access mental health resources, learn more about SOUND, and find ways to support the mission.
