A striking exterior transformation in Sunset Hill. 🏡

This Ballard home got a modern exterior update with dark shou sugi ban siding, rusted patina steel accents, and a cedar slat entry that adds warmth and character. Thoughtful material choices brought new life to the home while complementing its beautiful Puget Sound surroundings.

Have an exterior project in mind? We’re always happy to talk through what’s possible.

A first look at our completed Greenwood Kitchen & Bathroom Remodel project.

The kitchen was designed around the way our clients actually use the space, with dedicated storage for appliances, a new pantry, and a lowered butcher-block section of the island that creates a comfortable spot for gathering (and kneading bread).

In the dining area, a new banquette adds seating and a custom bar cabinet provides w**e and glassware storage, along with a special place to display family heirlooms.

Finally, in the bathroom, a new steam shower and vanity create a relaxing retreat.

We’ll be sharing more from this project soon, including the finished photos. Can’t wait!

Planning a remodel? There’s a lot to think about beyond the big design decisions.

We recently invited professional organizer Kari Lonczak, founder of .organizing, to share her perspective on what homeowners should consider before getting too far into the remodeling process.

Kari knows this from both sides: she helps homeowners create spaces that are easier to use and maintain, and she recently put that perspective to work in her own kitchen remodel.

In her guest post, Kari shares seven recommendations for approaching a remodel with everyday life in mind—from decluttering before you design to measuring what you actually own and thinking about how your space needs to work for the life you're building toward.

And if you're thinking, I don't even know what my layout should be yet, that's okay. You don't have to have all the answers before you start. That's part of what our designers are here to help with.

Read Kari's full guest post, “What a Professional Organizer Wishes Every Homeowner Knew Before Planning a Remodel,” on the Harjo blog.

A kitchen should work for the way you live every day.

Your morning coffee. Weeknight dinners. The snack you’re always reaching for. Dishes after a long day.

As routines shift with the start of fall, it’s a good time to take a fresh look at your kitchen. Is everything where you need it? Does the storage work for you? Does the layout make everyday tasks easier...or harder?

If your kitchen could use a reset, we can help you explore what’s possible, from thoughtful cabinetry updates to a full kitchen remodel.

What could your Seattle basement become?

An extra bedroom. A comfortable living space. A home office. Another bathroom. A home gym. A playroom or guest suite. Depending on your home and property, it could even become an ADU.

The possibilities are there, but sometimes there’s one big obstacle: headroom.

If your basement or crawl space is too short to become the living space you want, there are a couple of ways to create more height. A basement dig out lowers the floor, while a house lift raises the home so work can happen underneath it.

The same approach doesn’t work for every home. Your existing foundation, site conditions, zoning and height limits, exterior design, and goals for the space all play a role in deciding which option makes the most sense.

We’ve written more about what to consider when choosing between a house lift and a basement dig out in our latest blog. Read more at the link in our bio.
