The continued migration of non-critical, elective, and outpatient services off hospital campuses represents one of the biggest capital planning trends in the region. These community-based facilities require thoughtful site selection, right-sizing, and neighborhood integration—balancing design with patient convenience, brand experience, and operational efficiency.

For the new Medical Pavilion in Kirkland, Sellen transformed 25,000 SF of a recently constructed office building into a modern, centrally located clinic with expanded services and amenities.

Replacing VMFH’s previous Kirkland clinic, the
-sea -designed project “represents a major step forward in meeting the needs of patients with greater access, convenience, and an enhanced care experience,” said Ketul J. Patel, former CEO of Virginia Mason Franciscan Health.

 has opened its long-awaited Forest Trailhead—home to over 20 species, including Carson the red panda, Rocket the tree kangaroo, kea parrots, and a variety of reptiles, amphibians, and fish.

Designed by and built by Sellen to be fully accessible, sustainable, and beautiful, the new exhibit will “immerse guests in the wildlife and habitats of the world’s forests, home to the greatest diversity of wildlife on land, and offer a hopeful view on the future of forests and the people and animals who depend on them,” said the Zoo. 

The 12,000-SF building and one-acre site embody the Zoo’s commitment to sustainability and global forest conservation. Pursuing LEED Gold certification, the facility features sustainably harvested mass timber, solar panels, bird-safe windows, passive cooling, repurposed perching, rain gardens, and pervious pathways. From the building canopy to the living networks in the habitats below, the exhibit serves as a dynamic classroom to foster connections between forests, wildlife, and people.

How do we build critical care facilities and make them a little brighter? During construction of Building Hope (Forest A), our team created a “Where’s Waldo?” game for kids in the hospital, placing him in different locations around the job site each day. During Building Care (Forest B), we brought it back as “Where’s Dora?”—a character who better reflected the diversity of Seattle Children’s patients and families. A small but meaningful positive distraction for kids, parents, and siblings facing long days.

These projects were always about more than construction. They were about building space for hope and healing. 🌱

Health systems are reimagining how emergency and urgent care services are structured to better match patients to the right level of care, reducing ED overcrowding while improving outcomes and cost efficiency. This often means:

🧩 Physical reconfiguration of existing EDs or development of freestanding emergency and ambulatory care facilities to accommodate acuity-based care models

💡Flexible, adaptable layouts as care protocols continue to evolve

🤝 Thoughtful co-location strategies (e.g. urgent care adjacent to primary care or specialty services)

was ahead of the curve when it built the Swedish Edmonds Ambulatory Care Center designed by . Built alongside the original nine-story hospital, the 77,000 SF addition includes a new lobby, emergency department, imaging, behavioral health unit, gift shop, coffee shop, and shelled expansion space to meet future needs.
