M. E. Gose / Upland Homes - Review A review, complete with photographs, of a custom home build by M. E. Gose Construction (NOT the official page of M. Gose / Upland Homes)

Unbelievably this company is still building homes in Highlands County. Glib sales presentations and glossy photos no doubt help. But take a reality check and look at the photos on this page. Gose-built home. Poor workmanship, repeated delays, incompetent site foremen (multiple), no guarantee, and more leaks than a sinking ship. Photos don't lie.

We were a bit inquisitive about the horizontal decorative band running around the house between where the first and second floor meet. It was not something that we asked for and it was not on the house plans. It was only a year later that we discovered from the stucco contractor who worked on the house that it was hiding a big incompetent error made by the Gose team. Seems that when they built the second floor it extended a few inches out past the first floor. There was no way to hide it with stucco so to cover their error our bumbling builder decided to cover it up with this foam band. Not sure who in the build process was responsible for this but our guess is one of the two grossly incompetent site foreman we had. The first, Tad, ordered the wrong size windows setting back the project for over a month. The second, Laz, was even worse. He talked a good game but was pretty much clueless about this build. He thought the second story floor was poured concrete and not wood. Both hired by our builder Gose. Let the buyer beware.

Some advice for dealing with Gose Construction or Upland Homes if you are considering them:
* check with the State of Florida to see if he is still licensed and it is current
* Get him to put all promises in writing
* document every stage of the work with photos or videos
* look into the source and quality of materials used
* get a list of all subcontractors and look for reviews on the internet
* assume that Gose's own workers will do poor work
* don't believe anything they say.

Another no frills photo from a Gose built home. Worth sharing again for potential clients to ponder. Yes, that's water running down the inside of the garage wall from leaks on the second floor.

If you live in Highlands County or plan on moving here you do not want to hire this company to do any work for you. Please review the photos on this page for an indication of what a mess you might be in for.

Worth posting again. Let the potential home buyer beware.

Continuing with the Gose Custom Homes mess here are some photos of the exterior concrete work (garage apron, patios). Within a few months of pouring the concrete serious problems were evident, namely it started to break up in places. Then there are the rings in the concrete. In places one of the patios slopes TOWARDS the house. Quite simply the job was a mess. Chris Gose produced a letter claiming the concrete was of the highest quality. The home inspector we had come out a few months after the closing trashed the concrete work (as well as other parts of the build). You don't want Gose doing concrete work for you.

More water leak damage on this Gose built home. Carpet tack strip rotted through, carpet pad soaked. It was truly amateur hour during this build. Photo taken within one year of house closing.

If you are thinking of having Gose build a house or do work for you it might be a good idea to look at the photos on this webpage first. ALL PHOTOS SHOWN WERE TAKEN WITHIN SIX MONTHS OF THE COMPLETION OF THE HOME CONSTRUCTION. Let the buyer beware.

The Gose inability to keep water out of a house. Photo documentation of another aspect of the Gose built home fiasco. Virtually every room had a leak upon completion. And many of the leaks are still here due to extremely shoddy workmanship. There was no exterior caulking around any window or door resulting in a large water leakage after a storm. Large fans were brought in. The bottom few inches of drywall was cut from the waterlogged rooms. The proof is in the photos.

Yes, that's water running down the INSIDE of the garage wall from second floor leaks.
