It's been a crazy busy winter and haven't had a chance to post in awhile.

Commercial/investment property rates are at their lowest point in a couple years.
We just closed the following this week:

DSCR Duplex cash-out refi @ 75% LTV in Pittsburgh- 5.875% fixed 30yrs

DSCR SFR cash-out refi @75% LTV in Denver - 5.75% fixed 30yrs

Commercial Building - Mixed use property-owner occupied. Cash out refi @ 80% LTV
in Seattle Metro area- 5.48% fixed 5yrs/20yr term.

We've also had approvals recently for an AG purchase in Western MT (including the business) à DSCR for a large SFR converted to a short term rental (based on projections of the property/AirDna) Western WA- Olympic Peninsula
And working on an approval for a 15 unit multifamily in rural Montana.

If this has landed in your feed, we’re thrilled and we hope you’ll support our mission, our herd of senior and special needs mustangs.

As a smaller rescue and sanctuary things look a little different here, we are committed to the long term care
of the horses we rescue, and this isn’t as simple as providing hay and shelter. It’s an undoing of the past, the traumas, or loss, the neglect and abuse.
When horses arrive here they’re coming home to family, a herd.
Each horses individual needs are discovered and we act accordingly, whether it’s nutritional support, medication, exercise, time in the herd or out of the herd, of course hoofcare, dental care, and veterinary care.
Some of you have been on this journey with us over the years and you’ve seen the transformations, the bonds formed within the herd, the surprises and the heartaches, were so grateful for your support!

We are hoping to finish this year strong for the herd and go confidently into 2026 ~ We are asking for your support today, on Giving Tuesday. GivingTuesday
