Installation of a 40 gallon low boy water heater at this customers condo in Norwalk.

The last installer used an 24” emergency pan instead of 26” so it was too small. By code the pan needs to be 3” larger than the diameter of the water tank

Another little thing I added was 3/4” Viega propress unions so when the water heater gets replaced in 10 years it can be easily swapped out again.

During the lifespan of the toilet I would say you get about one minor rebuild of just replacing the flapper and the fill valve before everything else starts to go. Kohler has made it easy with their new two bolt design and tank to bowl bracket system to just completely change out all of the guts in the entire tank for $35 dollars worth of parts. The bolts are actually on the outside of the bowl they do not go thru the porcelain anymore which actually removes all a leak path or the bolts rotting off/snapping.

You can tell the difference in professionalism…the last installer left the old gate valve shut off. I know that because of the coupling they snuck in between (hacks). Old valve also didn’t work so the customers basement flooded even more, the smoke pipe is not pitched at 1/4” per foot (code) and they didn’t even put an emergency pan which is bare minimum for every water tank install.

Don’t worry, I fixed it all properly with a short tank, a piece of smoke pipe, new ball valve shut off a 6 year factory on the tank and 1 year 100% gurantee thru myself on all of my materials

This photo might not mean anything just by looking at it but if you guys remember that flood I posted from last September with the water pouring out of the ceiling…yeah that’s this job. We are still waiting on insurance for this customer to get everything fixed up properly. This is the result of someone putting lipstick on a pig, leaving old pipes in the walls after a full renovation of the entire house and leaving water piping from over 110 years ago in the walls…not a very smart idea including no insulation in the walls anywhere allowing cold air into the home.

If you are doing a remodel, do yourself a favor and replace everything when the walls are opened up. You’re not saving anything long term by cutting corners. This is not the customers fault, she bought the house thinking it was fine but due to lack of inspection now there’s a bunch of issues.
