The work is different everyday, and we have a list of long term projects to keep you busy and working even during the slow season. We are looking for an individual who can work independently while at the same time possessing the ability to use common sense to accomplish the tasks required efficiently and effectively. Someone who is self-motivated and willing to step in and help out wherever necessary.
Work Schedule:
This position’s tasks are scheduled on a daily basis, and therefore there is flexibility in our scheduling. It is possible to only work certain days of the week, only work partial days (morning or afternoon) or work a recurring schedule (ie: every other week).
Duties and responsibilities
The primary responsibility of Maintenance includes troubleshooting, electrical, plumbing, HVAC, painting, carpentry, landscaping, cleaning and apartment turnover. Must be able to complete work order forms, take direction, be organized and have the ability to effectively communicate with supervisor, manager and residents. Must enjoy working with tenants/employee’s take on all tasks with a friendly “can-do” attitude.
Perform all aspects of property maintenance, including preventative, corrective, deferred and emergency maintenance.
Maintain all maintenance shops and storage rooms in an orderly fashion and in compliance with safety regulations. Maintain accurate inventory control of tools, equipment and supplies.
Perform maintenance inspections and repairs on vacant units to ensure proper operating conditions and appearance upon move-in.
Assists the Maintenance Supervisor or Maintenance Coordinator on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals.
(Preferred but not required) Serve as on-call maintenance on a rotating schedule providing evening, weekends and holiday emergency service.
Ensure exterior curb appeal of the community and cleanliness of grounds.
Recommends measures to improve methods of operations, performance, safety and quality of service.
Qualifications include
Preferred experience in property management and/or maintenance, hotel maintenance, construction, HVAC, electrical, plumbing, or painting.
Maintenance knowledge is imperative along with the capability to assess health and safety requirements.
Ability and willingness to take direction and follow through as directed.
Ability to work independently, handling multiple tasks while maintaining a positive attitude.
Working conditions
This position requires flexibility. Frequent bending, stooping, squatting, crawling, and climbing activities. Lifting and carrying of bulky or heavy items may be required.'
This position does require tools. You’ll need to supply your own basic tools, however specialty tools/equipment that are not used regularly will be available from the company on a single job basis.
If you’re working full time you will be eligible to use a company vehicle. If you’re working part time or a company vehicle is not available you will need to drive your own vehicle. You will receive a stipend based on vehicle type per completed job to cover your vehicle costs if you’re driving your own vehicle.
Some of the tasks that are required may be as simple as assembling a purchased item, hanging a TV, or similar basic “handyman” type of tasks. Other items may be more complex or require additional knowledge and experience. As our business expands the types of jobs will evolve and change in type and frequency. You will need to be flexible and maintain a positive/team player attitude regardless of what type of job you’re working on.

Pay: Depends on performance, pay is hourly plus performance pay which typically totals up to between $17-30 per hour.
