Leaking hose bib? It might not actually be the faucet.

That little cap on top is called a vacuum breaker. Its job is to protect your drinking water from contamination by preventing dirty water from being siphoned backward into your home’s water system.

Think of it like putting your thumb over the end of a straw. When pressure changes, water can try to pull backward. The vacuum breaker allows air in so contaminated water can’t be sucked back into your plumbing.

One thing I see all the time:
People leave their hose bib turned on with a shutoff nozzle, sprayer, or Y-adapter attached — keeping constant pressure trapped on the vacuum breaker. Over time, that pressure can blow out the seals and cause leaking from the top of the faucet.

Quick tips:
• Don’t leave hose bibs constantly pressurized
• Remove hoses in winter
• If water leaks from the top, the vacuum breaker may have failed — not necessarily the entire faucet

A leaking temperature & pressure relief valve is usually a symptom — not the actual problem.

I get called to a lot of homes where a T&P valve has been “replaced” multiple times, especially during home sales after an inspection report. In many cases, the valve is doing exactly what it was designed to do: relieve excess pressure from the water heater.

The real culprit 9 times out of 10? A failed or improperly charged expansion tank.

Most expansion tanks come out of the box pre-charged to around 40 PSI, but many homes in Sioux Falls, Tea, and Harrisburg run anywhere from 50–80 PSI. If the tank pressure doesn’t match the home’s incoming water pressure, the system can’t absorb thermal expansion correctly — and the T&P valve starts relieving pressure.

Quick homeowner tip:
• Tap on the expansion tank. If it sounds solid all the way through, it has likely failed.
• Look for a PSI marking in Sharpie from the installer (example: “65 PSI” with install date). A properly installed tank should be charged to match your home’s water pressure.

Replacing the relief valve over and over without checking the expansion tank is like changing a smoke detector battery while the house is still on fire.

Spring is here in South Dakota — and that means it’s time to turn everything back on and make sure your home is ready.

Before you fire up your irrigation system or drag the hose out for the first time, it’s worth taking a look at a few things that can cause real headaches if they were damaged over the winter:

• Irrigation systems — safely pressurized and checked for leaks
• Hose bibs — freeze damage isn’t always obvious until it’s too late
• Sump pumps — the one thing you don’t want failing during the first heavy rain

A quick inspection now can save you from water damage and expensive repairs later.

Quick heads up, everyone —

I’m having a short medical procedure this week and will be a little limited on in-person plumbing work for a brief time while I recover.

I’m still answering calls, helping troubleshoot, and scheduling jobs — just not operating at full speed for a bit.

Here are a few things every homeowner should be checking:

• Floor drains – Ensure they’re draining and not backing up
• Outdoor hose bibs – Check for freeze damage or leaks before regular use
• Water heater – Sediment buildup, age, and performance

Spring is coming — which means sump pump season in South Dakota.

Take two minutes and check your system before the rain starts.

In this video I walk through a quick sump pump inspection and show the two things homeowners should always check:
• The float switch — make sure it moves freely
• The check valve — make sure water isn’t flowing back into the pit

If your pump runs constantly, short cycles, or doesn’t turn on at all, it’s better to catch it now than during a storm.

Most people don’t know where their main water shut-off valve is — until it’s too late.

Here’s what you should know:
• It should turn all the way off
• If it’s stiff, leaking, or won’t fully close, it’s failing
• Old valves don’t get better — they fail at the worst time
