This isn't your typical roof replacement.

For this large riding arena, the transformation went far beyond installing new metal panels. From exposed framing and new roof decking to the metal roofing taking shape, each stage shows just how much work goes into a project of this size.

Swipe through the photos to see the progression and the difference new roofing makes.

Happy Friday!

We wrapped up another roof replacement this week, this time in Bothell, WA.

This project features Malarkey Windsor shingles in Black Oak, along with roof re-sheeting and ridge venting.

The finished roofline and dimensional shingle pattern really stand out in these photos. It's a great way to close out the workweek.

A big thank you to our crew for their hard work and to the homeowners for trusting us with their home.

Hope everyone has a great weekend!

𝗥𝗼𝗼𝗳𝗶𝗻𝗴 𝗠𝘆𝘁𝗵: “I𝘁'𝘀 𝗯𝗲𝘁𝘁𝗲𝗿 𝘁𝗼 𝘄𝗮𝗶𝘁 𝘂𝗻𝘁𝗶𝗹 𝘀𝗽𝗿𝗶𝗻𝗴.”

It's a common assumption here in Western Washington, especially with our rainy season approaching.

But roofing concerns don't always need to wait for warmer weather.

While certain roofing projects require specific weather conditions, inspections and some repairs can still be completed throughout the cooler months.

A loose shingle, damaged flashing, or a developing leak isn't necessarily going to wait until spring.

That doesn't mean every concern needs immediate work. Sometimes the best next step is a repair, and sometimes it's simply understanding the roof's condition and planning ahead.

The important part is knowing what you're dealing with before making that decision.

Our goal is to give homeowners straightforward information and recommendations that make sense for their individual roofs.

𝗕𝗲𝗵𝗶𝗻𝗱 𝘁𝗵𝗲 𝘀𝗰𝗲𝗻𝗲𝘀 𝗶𝗻 𝗚𝗿𝗮𝗻𝗶𝘁𝗲 𝗙𝗮𝗹𝗹𝘀, 𝗪𝗔.

Attention to detail on a roof starts long before the first panel goes into place.

This standing-seam metal roof replacement is being led by Santiago and his crew. From planning the layout to preparing materials and fitting custom metal pieces where roof sections meet, there is a lot happening before you ever see the finished roof.

This project is using 𝗡𝘂𝗥𝗮𝘆 𝘀𝘁𝗮𝗻𝗱𝗶𝗻𝗴-𝘀𝗲𝗮𝗺 𝗺𝗲𝘁𝗮𝗹 𝗿𝗼𝗼𝗳𝗶𝗻𝗴 𝗶𝗻 𝗙𝗼𝗿𝗲𝘀𝘁 𝗚𝗿𝗲𝗲𝗻, and these photos give a closer look at the work happening along the way.

For us, good roofing is not just about how the finished roof looks. It is about taking the time to get the details right throughout the process.

Kim S. got estimates from 10 roofing companies before choosing Amor for her project in Trilogy. Her review touches on the things that matter long after a roof is finished: clear answers, an approachable crew, and being able to see the work as it happens.

Here's her complete 5-star Google review, shared as written:

⭐⭐⭐⭐⭐

"I just wanted to give my high praise to Amor roofing. We were the first roofs they had done in Trilogy and they did a wonderful job. I had 10 companies come out for estimates and really liked Amor from the jump.

I decided that I wanted to go with Malarkey tiles and called the company to ask about all they certifications. I also ended up talking with the Malarkey rep to this area and asked him who was using a lot of the Malarkey products. The rep gave me three names that he recommended and were Malarkey certified and Amor was one of these names. I was impressed with them from the jump. William was very kind and explained the project very well.

They are truly a family run business. During the entire project they took over 1000 photos of my roof so I could keep up with what was going on. They came back out to the house today, 5 days after completion of the project to take more photos of the project and to make certain we were satisfied. They provide the photos on my own project page via their website.

The crews were very nice and courteous. Tre the project manager was on site everyday answering all my questions and keeping me up to date with the progress. Daily clean up complete with magnets. I would definately contact Amor with any of my roofing needs in the future. I love my new roof."

Thank you, Kim, for recognizing William, Tre, and the crew. We're grateful you trusted us with your roof.

Monday Makeover | Edmonds, WA

The Midnight Black finish is the first thing you notice. The work underneath is just as important.

This Edmonds roof replacement shows the old shingles coming off, decking and underlayment work, and the finished Malarkey Vista shingle roof with box venting.

If you're comparing roofing estimates, ask what the work includes beneath the shingles. That's where some of the most important details are.

A lot of what goes into a new roof happens before the first shingle is installed.

Once the old roofing comes off, we can see the condition of the decking underneath. Sometimes that reveals moisture damage, rot, or areas that are no longer suitable to support the new roofing materials.

That doesn't mean every roof needs all-new plywood. We evaluate what's there and determine which sections, if any, need replacing.

It's an important part of making sure the new roof has a solid foundation.

Moss is a familiar sight on roofs throughout Western Washington, but it's more than just a cosmetic concern.

Moss can hold moisture against shingles and build up along their edges. Over time, that growth can contribute to deterioration and affect how well the roofing materials perform.

That doesn't mean every roof with moss needs replacing.

The important part is understanding the condition of the shingles, how extensive the growth is, and whether maintenance or additional work is needed.

These photos show the kind of moss buildup we encounter on local roofs and why it's worth paying attention to.

𝗪𝗵𝘆 𝘁𝗵𝗲 𝗺𝗲𝘁𝗮𝗹 𝗯𝗲𝗹𝗼𝘄 𝘁𝗵𝗶𝘀 𝘄𝗶𝗻𝗱𝗼𝘄?

On this roof replacement, the recessed section beneath the dormer needs a way to manage water. A formed metal pan creates that path.

Swipe through to see the original roof, the preparation, and the pan in place as the surrounding shingles go on.

It is the kind of detail that is easy to miss in the finished view, which is why we like showing the work along the way.

Not every roofing problem needs a whole new roof. Sometimes, the right repair is exactly what the home needs.

This vent pipe repair in Everett, WA was completed in just one day, and Janet had some especially kind words for our crew:

⭐ “Amor Roofing did a great job and they were very cheerful and professional. They did the job in one day.”

Being professional matters — but so does being the kind of crew homeowners feel comfortable having at their home. 💛

If you’ve noticed a leak or have concerns around a roof vent, pipe pe*******on, flashing, or another area of your roof, our team is happy to take a look.
