In the Mountain West, a jobsite winter is a line item. Weather days, heating, snow removal, schedule float that always gets spent.

A factory line does not check the forecast. Modules built indoors this winter set in the first good weather window of spring, while stick-built competitors are still digging out.

Every box in this photo passed its inspections before it ever saw this street.

Station by station in the factory: framing, electrical, plumbing, finishes, each checked indoors before wrap. What arrives on site is not raw material and hope. It is a finished, verified product waiting for a crane.

The best time to ask if your project should be modular is before the architect falls in love.

Module dimensions, stair placement, crane access, transport routes. Designed in early, these are free. Retrofitted late, they are change orders and compromise.

A $6M construction loan at 9% costs roughly $45,000 a month just to exist.

That meter runs every month you are under construction. Cut six months off the schedule and you did not just finish early. You erased about $270,000 of interest and started collecting revenue two quarters sooner.

This building caught a boat.

When the delivery route to an island site ran out of road, the modules went by barge: finished, wrapped, and ready to set on the other side. Factory construction means the hard part of your project is done before the geography gets a vote.
