Yes, that's spray foam in our hands — the one place it earns its keep. 🧡

This is a light fixture box in a Spokane attic, and that bead of foam around it might be the highest-value 30 seconds of the whole job. Here's why: every ceiling pe*******on — light boxes, fan boxes, wire holes — is a leak straight from your living space into the attic. Warm air pours through them all winter (your heating bill), moisture rides along with it (that's how attic condensation and mold get started), and during fire season those same gaps are how smoke gets pulled up into your insulation.

Seal the boxes, and the attic stops breathing your expensive air. THEN the insulation goes on top and actually gets to do its job — insulation slows heat, but it doesn't stop airflow. Air sealing first, insulation second. Doing it in the other order is like putting a sweater on over a fan.

And for anyone about to say "wait, don't you guys always say skip the spray foam?" — fair! Foaming a whole building? Still not our recommendation. A bead of sealant around a ceiling box? Exactly what it's made for. Right tool, right size job. 🛠️

(Pro note: fixtures have to be rated for insulation contact before anything gets sealed or covered — it's one of the things we check on every attic. Don't foam over an old non-IC can light.)

This attic mold is so bad that we recommended getting bids for the cost of replacing the roof and sheeting. It didn’t have to get this bad and had they just done an annual inspection it could have prevented a $15-20000 problem.

This Spokane attic shows classic mold growth across the sheathing, usually caused by poor ventilation and moisture rising from the living space.
