Are you comparing prices or are you comparing what's included?
When comparing custom home builders, the lowest price on paper doesn't always mean the lowest price in the end.
At GCLS Contracting, our goal is to be as thorough as possible with pricing from the beginning. When you ask for certain features or options, we include them in our proposal rather than leaving them out just to present a lower initial price.
We also try to account for costs that we know are part of building your home, so you aren't surprised later by charges for things you assumed were already included.
Some items, such as lighting and appliances, are handled as allowances. If you already know you'd like to spend more in those areas, we can increase those allowances upfront so your contract better reflects your plans.
Changes and additional costs can still occur during a custom build due to homeowner-requested changes, upgrades, allowance overages or unforeseen conditions. Our goal is to be thorough upfront so that, whenever possible, changes are the result of choices made during construction, not items you expected to be included in the original price.
So when you're comparing proposals from different builders, don't just compare the number at the bottom.
